About the project

Predmet.Cemagi is a complex of 99 apartments in Cemagi, the seaside area west of Canggu. It stands a few metres from the ocean and a beach of black volcanic sand, with rice fields on the inland side. The developer, Predmet, has built and commissioned 47 facilities in Bali and supplies furniture from its own factory on the island. For this project it pairs Indonesian style with European architecture.

The apartments

Every apartment on sale has one bedroom, in three formats. S apartments measure 33 to 38 m² and have a balcony. S+ is the premium line, 36 to 59 m² with a terrace and upgraded furnishings. The M apartments are 69 m², also with a balcony. Apartments on the 3rd and 4th floors look out to the ocean, and others face the rice fields. Each one comes furnished, with a fully equipped kitchen (built-in fridge, cooktop and extractor hood), a dining table, air conditioning, a ceiling fan, a 55-inch TV, wifi and outdoor furniture for the balcony. The M layout adds a 200 x 200 cm bed, a modular sofa, a microwave and a second air conditioner. A smart home system on Apple HomeKit runs the lighting, leak protection and smoke detectors from a phone or a display.

Amenities

The rooftop has an infinity pool, a bar and a lounge facing the Indian Ocean. The complex also has a restaurant with panoramic views that serves breakfast and its own signature menu, a spa, a gym for functional and cardio training, and a reception. The landscaped courtyard holds a garden and a children's playground, and the underground car park covers more than 700 m². The building has a monolithic frame in C350 concrete with water-repellent additives, and its 200 mm walls keep noise down. Engineering systems run inside the walls, a filtration system treats the water, and the microcement facade resists damp and mould.

Location and terms

By the developer's figures, Cemagi Beach is a minute away, Nuanu 10 minutes and Canggu 15 minutes, with a school, a kindergarten and a medical centre within 5 minutes. Predmet.Cemagi is sold as leasehold, and the developer states the term as 27 + 15 years. The payment plan is 50% on booking and 50% in instalments until handover.

About Cemagi

A farming and fishing village on Bali's black sand coast, fifteen minutes west of Canggu.

Cemagi is a village in the Mengwi district of Badung, on the south-west coast of Bali, about 10 km up the shore from Canggu. It covers less than five square kilometres between the ocean and the rice fields, and it is the last Badung village before the regency line with Tabanan. Twelve hamlets make it up, Seseh and Mengening among them; until 1997 it was part of neighbouring Munggu. Days still run on farming, fishing and temple ceremonies. The beach is black volcanic sand, and on a lava outcrop at Mengening stands the sea temple of Pura Gede Luhur Batu Ngaus, where people from the village gather at sunset. In December 2022 Cemagi opened as a tourism village built around its beaches and its rice farming. Along the coast there are private villas, small villa complexes and, more recently, low-rise apartment buildings a short walk from the sand. Foreign buyers hold property here on a lease or under Hak Pakai (right to use), because freehold title in Indonesia is reserved for its citizens.
