All articles→Seseh is a hamlet of Cemagi village, in the Mengwi district of Badung, and the first stretch of quiet coast you reach driving west from Canggu through Pererenan and Munggu. Its beach is long, wide and black, with painted jukung fishing boats pulled up under the palms and warungs selling coconuts and nasi goreng to the people who come for the sunset. Behind the beach there are rice fields, coconut groves and family temples, and the processions that go with them often pass through the lanes. The surf is strong and the reef sits close in, so the sea here belongs to surfers rather than swimmers. Seseh has a few villas, small hotels and a yoga retreat, and a large resort is now going up on the beachfront: Anantara Dragon Seseh Bali Resort & Residences, which will be run by Minor Hotels. Canggu's cafés and shops are about 15 minutes away. Foreigners hold property here on a lease or under Hak Pakai (right to use); freehold title in Indonesia is for its citizens only.
Seseh hangs off Jalan Raya Pantai Seseh, which runs down to the beach and carries on west through Cemagi. To the east the road passes Munggu and Pererenan and joins Jalan Raya Canggu, the way to Canggu, Denpasar and the airport. The roads are narrow, there is no toll road on this side of Bali, and the Canggu stretch is slow at most hours, so the 25 km or so to Ngurah Rai International Airport takes about an hour. It is also possible to walk to Canggu along the sand.
Seseh is where the busy Canggu coast turns quiet. It has a scattering of private villas, a few small hotels and a yoga retreat; what is new is a hotel brand on the beach. On Palmera the area's project is Anantara Dragon Seseh Bali Resort & Residences by Taryan Group: residences inside a beachfront resort designed by British architect John Dawes, which Minor Hotels will operate under the Anantara name. It suits buyers who want a hotel-run home with services on a beach that is still uncrowded, and buyers of private villas who want Canggu within reach without living in it. Foreigners buy on a lease from the Indonesian landowner or under Hak Pakai, and each project sets its own terms, so check the land title and the lease length or title period of any unit before paying. Much of the land behind the beach is rice fields, and since 2026 a Bali provincial regulation controls building on productive farmland.

No. Canggu is in the North Kuta district, while Seseh is a hamlet of Cemagi village in the Mengwi district, both in Badung Regency. Driving west from Canggu you pass Pererenan and Munggu, and then the road reaches Seseh. The two are close: about 15 minutes by car, or a long walk along the beach.
Yes, but not as freehold. Hak Milik, Indonesia's freehold title, is for Indonesian citizens only. A foreigner can take a lease (Hak Sewa) from the Indonesian landowner, made as a notarial deed, usually for 25 to 30 years with any extension written into the contract, or a Hak Pakai (right to use) title registered at the land office. Agreements where an Indonesian holds land in name for a foreigner are void, and a Bali regulation of 2026 bans them. An independent notary (PPAT) should check the land certificate, zoning and permits before you pay.
On Palmera the Seseh project is Anantara Dragon Seseh Bali Resort & Residences by Taryan Group, on the beach itself. Its residences sit within a resort with three infinity pools, restaurants, a spa, a gym, a surf school and coworking space, designed by John Dawes and to be operated by Minor Hotels under the Anantara Hotels & Resorts brand. Prices, sizes and payment terms are on the project page.
Ngurah Rai International Airport is about 25 km away, and the drive usually takes around an hour because the route runs through Canggu traffic. Pererenan is about 10 minutes away, Canggu about 15 and Tanah Lot temple about 20. Bali has no rail, so all travel is by road.
It is not a good swimming beach. The waves are big and the reef is close to the shore, which is why experienced surfers like it and families tend to swim in pools. The beach is best for walking and watching the sunset with a coconut from one of the warungs.
Holiday letting needs a business licence in Indonesia: a business identification number (NIB) with the right accommodation code. Foreign owners usually let through a licensed Indonesian operator or a PT PMA company of their own. In a hotel-run resort the operator handles letting under its own licence and contract, so read that contract closely. In 2026 the Tourism Ministry had unlicensed listings removed from the big booking sites.
Slow and Balinese. Fishermen still go out from the beach, offerings are laid every morning and temple processions are frequent. There are warungs, a few cafés and small shops; for supermarkets, gyms and restaurants most residents drive 10 to 15 minutes to Pererenan or Canggu.
