Vasana Residence is a single row of two-storey villas by Kaluna Development in Kedungu, on the Tabanan coast of Bali. The site lies inside Ciputra Beach Resort, a gated estate with one entrance and security round the clock, about 500 metres from the beach. Every villa has two or three bedrooms, its own pool and a carport, and buyers pick one of four designs: Modern Tropical, Terracotta, Industrial or Wabi Sabi. Kaluna has built in Bali for more than 12 years and reports over 100 villas delivered. Completion is planned for Q1 2027.
The villas
The two-bedroom villas on sale have 100 m² of built space on a 120 m² plot, or 105 m² on a 160 m² plot with an extra bathroom. The three-bedroom villas measure 130 m² on a 160 m² plot, or 138 m² on a 200 m² plot, again with one more bathroom. Ceilings are 2.7 m high, and the living area opens up through a double-height void beside the stair. Outside there is a private pool, a garden and a deck of ulin ironwood, and a rooftop terrace can be added as an option. Kaluna specifies granite floor tiles, Jotun or Propan paint, German sanitaryware and a Eurostar or Onyx pool pump with a sand filter. The villas come semi-furnished, fully furnished or with a complete package that runs down to linen and cutlery.
Location
Kedungu is a beach village on the south-west coast, north-west of Pererenan. Kaluna puts Tanah Lot temple about 10 minutes away, Nuanu Creative City about 15 and Ngurah Rai International Airport about 90. The estate plan includes a clubhouse with a public pool and gym, a public park and Senja Beach Club by the shore. The brochure also lists cafes, a fitness centre, a padel club and a surf school within ten minutes, and Grow in Kedungu International School about ten minutes away.
Ownership and payment plan
The villas are sold on a 30-year leasehold. Buyers pay 35% on booking and 15% on handover, then spread the remaining 50% over 60 monthly instalments after receiving the keys. Kaluna also offers a simpler plan of 50% on booking and 50% on handover.
