Kaluna Umalas Reserve & Private Suite, Bali

Umalas Reserve & Private Suite is a small development by Kaluna Development in Umalas, Bali, the area between Canggu and Seminyak. One site holds two kinds of home. The Umalas Reserve villas have four bedrooms and a private pool; the Umalas Private Suite lofts have one bedroom on a mezzanine above the living room and a plunge pool of their own. Kaluna says it has delivered more than 100 villas in over 12 years on the island. Completion is planned for Q4 2027.

The villas and the suites

The Umalas Reserve villas on sale measure 299 m² over two floors on a plot of 375 m². Each has four bedrooms, four bathrooms and a powder room, a study, parking at the front and a 10 x 3 m pool beside a covered timber deck. A glass garden pavilion lined with bookshelves stands apart from the house. Kaluna's renders show stone-clad walls, timber ceilings, full-height glazing, a kitchen island with a green tiled splashback and a master bathroom with a freestanding bath set on pebbles. The Umalas Private Suite homes are 45 m² lofts. The living and dining room, kitchen and bathroom are on the ground floor and open through a glass wall onto a walled deck with a plunge pool, and the bedroom sits on the mezzanine above. The suites are delivered furnished and sold on a 30-year leasehold.

Location

Kaluna's brochure lists tennis and padel courts, a brasserie, a bakery and a spa within walking distance. ProEd Global School and Canggu Community School are about five minutes away, a hospital about four, and the beach clubs of Berawa and Seminyak about ten.

Payment plan

Buyers pay 30% on booking and 20% on handover. The remaining 50% is spread over 60 months after handover under Kaluna's instalment plan for foreign buyers. A second plan asks for 60% during construction and spreads the other 40% over 48 months after the keys are handed over.
