About the project
OXO The Pavilions is a gated estate of 24 villas in Nyanyi, on Bali's south-west coast, inside Nuanu Creative City. OXO Living is building it with Nuanu, and the architect is Chris Precht of Precht Studios, working with Pangkat 2. No two villas are alike: each has its own floor plan, orientation, garden and interior finishes. Each is a single storey with a mezzanine, and completion is planned for Q3 2027.
The villas
The villas on sale have three, four or five bedrooms, with a bathroom for every bedroom. The three-bedroom villa starts at 149 m2 of built space, the four-bedroom at 204 m2 and the five-bedroom at 322 m2, and the five-bedroom plan adds a basement wellness room. Every villa has its own pool and a parking space. Precht turns the rooms inward around a courtyard for privacy, and the open-plan living room opens onto the garden. Floors are terracotta-style, walls are textured paint over brick, and the ceilings are bamboo or rattan lattice. The kitchen has an island, a built-in oven and microwave, a four-burner electric stove and bronze-finish taps. In the master bathroom there is a freestanding bath and a floating marble vanity. Smart home controls handle lighting, temperature and security, every bedroom has its own air conditioning, and buyers can add a steam sauna and choose their finishes.
The Core
The Core is the estate's wellness centre, a few steps from the villas. It holds a hammam and steam room, a Finnish dry sauna, cold and hot plunge pools, an indoor hydrotherapy pool, a gym and a studio for yoga, Pilates, breathwork and sound healing, with a pyramid-shaped meditation dome at its centre. Nowhere, an organic café with a juice bar, stands at the entrance, and a lounge with a reading room is a quiet place to meet. A wellness concierge books personal training, assisted stretching, massage and nutrition plans. The estate also has a private ring road, EV charging, 24/7 security, rainwater catchment and filtered drinking water.
Location and payment plan
Nuanu is a 44-hectare creative district where 70% of the land is kept as nature, and owners get priority access to its venues and events. The developer puts Nyanyi Beach a 15-minute walk away and ProEd Global School a 10-minute walk. Tanah Lot is 6 km away, Canggu 10 km and I Gusti Ngurah Rai International Airport 26 km. The payment plan is 30% on booking, 30% once the structural works are complete and the final 40% on completion of construction.
