About the project

Happiness Event Villa is a single 11-bedroom villa by PT High Flying Birds in Ubud, Bali. It stands in the HAPPINESS gated community, a quiet spot just minutes from the centre of Ubud, with 270° views over jungle and rice fields. The developer designed it for weddings, retreats, celebrations and meetings, and also as a home for a large family that wants space and privacy close to nature. The plot covers 17 ares, and the villa has about 1,000 m² of total area over three levels.

Rooms and layout

The plan keeps the shared spaces for gatherings apart from the private guest quarters. The ground floor centres on a 280 m² great hall. The banquet hall seats up to 50 under six-metre ceilings and has its own kitchen and a separate catering room, while the kitchen and dining room rise through a double-height space, with a separate kitchen for the chef. The two floors above hold ten en-suite bedrooms of 25 to 28 m², a 56 m² master suite and a 53 m² living room with a billiards table. A two-storey guest house stands on the grounds as well.

Amenities and design

Outside, the 17-metre pool has its own waterfall, and the garden has an amphitheatre, lounge corners and a summer terrace. Indoors there are a cinema, a lounge, a gym and a children's playroom, and six private parking spaces come with the villa. The architect and investor Alexander Ilyin, founder of the HAPPINESS club community, created the project and chose natural materials that age well. Bali Legends, which manages resort and event villas close to the site, is helping to shape the concept and layout so that service and day-to-day running are planned in from the start.

Ownership and payment plan

PT High Flying Birds gives the ownership format as freehold, with the property registered under a company. The land has been bought, the building frame is up and the main utilities are connected, and completion is planned for Q2 2027. The payment plan asks for 30% on booking and the remaining 70% in stages tied to construction milestones until completion.

About Ubud

Bali's inland town of rice terraces, temples, painters and yoga, an hour and a half from the airport.

Ubud is a town in the hills of Gianyar Regency, inland from the beaches of the south. Ubud District, about 42 km² around it, had 74,800 residents at the 2020 census, and more than three million foreign visitors come each year. The centre is the palace, Puri Saren Agung, still owned by the royal family, with the art market across the road and the Monkey Forest at the bottom of Jalan Monkey Forest. Around it lie villages that grew into Ubud: Penestanan, Sayan and Kedewatan to the west above the Ayung river, Peliatan and Mas to the south with their carvers and museums, and the terraced rice fields of Tegallalang about 10 km north. People live here for the landscape, for yoga and for art, not for the beach. Foreigners cannot hold freehold land in Indonesia: they buy on a leasehold from an Indonesian owner or take a registered Hak Pakai title.
