About the project

AURA Wellness Resort is a resort of 57 private villas in Ubud, built by the Bali developer SPG on a plot of 9,620 m2. Rice terraces close in the site on three sides, and residents have their own park of two hectares with walking trails away from the traffic. Wellness shapes the whole place: SPG lists more than 25 practices, from yoga, breathwork and sound healing to the sauna, hammam, ice bath and float therapy, and every guest and resident receives a personal wellness programme. The building permit, PBG No. SK-PBG-510405-07042026-004, has been issued and the foundation works have started.

The villas

There are two villa types. The Zen Temple is a studio villa with a terrace and, depending on the version, its own pool, an open-air stone bathtub or a private garden; the total area starts at 35.2 m2 with the bathtub, 41.3 m2 with a pool and 51.3 m2 with a garden. The Jungle Temple is a one-bedroom villa from 64.7 m2, with a separate bedroom, a kitchen and living room, and a terrace around a private pool. Inside, the palette is cream, sand, natural wood and warm ochre, and wide glass walls open the rooms to the greenery.

Wellness and resort life

The centre of the resort is a 160 m2 infinity pool facing the rice fields, with a workout area and yoga space, a wood-fired sauna with an ice plunge and an open-air bonfire area beside it. A restaurant, a lobby with a smoothie bar, lounges for work and meeting people, a spa and a cinema room fill the shared buildings, and the concierge team works around the clock, from transfers to restaurant bookings and island trips. The wellness programmes are run with the wellness brand Pramas, and the villas will be managed by the hospitality operator OXO.

Tenure and payment

Villas are sold on a 33-year leasehold, paid in full and running to 2058, with a further 30-year extension. A booking deposit holds a villa for 14 days, 15% is due once the contract is signed, and the balance is split into equal quarterly payments over up to 24 months while the resort is built. Buyers who pay the full price at once receive an 8% discount. SPG plans to finish the resort in the fourth quarter of 2028.

The developer

SPG
Small villa resorts in Ubud, built around rest and wellness
SPG is a Bali developer that has been building on the island since 2017, trading through its Indonesian company PT Samolet Property Group. Its founder's team made its name with unusual places to stay: Bubble Hotel Bali, a glamping hotel of transparent domes, Private Jet Villa, a villa built into a retired Boeing 737 on a clifftop, and Green Flow villas in Ubud. SPG has delivered more than 150 properties. Its two current projects are both in Ubud: AURA Wellness Resort, 57 private villas among rice terraces with a spa and more than 25 wellness practices, and Hey, YOLO, one-bedroom pool villas in Japanese style in the quiet centre of town.

About Ubud

Bali's inland town of rice terraces, temples, painters and yoga, an hour and a half from the airport.

Ubud is a town in the hills of Gianyar Regency, inland from the beaches of the south. Ubud District, about 42 km² around it, had 74,800 residents at the 2020 census, and more than three million foreign visitors come each year. The centre is the palace, Puri Saren Agung, still owned by the royal family, with the art market across the road and the Monkey Forest at the bottom of Jalan Monkey Forest. Around it lie villages that grew into Ubud: Penestanan, Sayan and Kedewatan to the west above the Ayung river, Peliatan and Mas to the south with their carvers and museums, and the terraced rice fields of Tegallalang about 10 km north. People live here for the landscape, for yoga and for art, not for the beach. Foreigners cannot hold freehold land in Indonesia: they buy on a leasehold from an Indonesian owner or take a registered Hak Pakai title.
