About the project

Ubud Dream is a gated complex by Loyo & Bondar Development in Ubud, Bali, just west of the town centre on the Penestanan side. The developer's master plan lines up 41 two-storey villas with tall gabled fronts and full-height glass, and places a separate apartment building near the entrance and car park. A yoga shala and a spa stand between the villa rows. Loyo & Bondar describes Ubud Dream as the third project of its hotel chain, and completion is planned for Q2 2027.

The residences

The homes on sale are one-bedroom apartments of 18 to 35 m2 on floors one to three of the apartment building, which has a lift, plus a one-bedroom villa of 70 m2 and two-bedroom villas of 82 m2. Every villa has its own garden and pool behind the house. In the one-bedroom villa the kitchen, living room and guest WC are downstairs, with the bedroom, a bathroom and a balcony upstairs. The two-bedroom villas give the upper floor to two bedrooms, each with its own bathroom. Interiors pair natural wood with deep, earthy colours, and the villas come with large panoramic windows, a private yoga area and a smart home system.

Shared spaces and services

About 1,400 m2 of the complex goes to shared facilities: the spa, yoga zones, a smoothie bar, a tea house and a garden lounge with a pool, along with cafés, shops and restaurants. The grounds are gated, with security and video surveillance around the clock, and the developer includes facilities for children. Reception and concierge work 24 hours a day, Loyo & Bondar's own management company looks after the homes, and there is a car park for residents and guests.

Location and payment plan

Ubud is the arts town of Gianyar Regency, surrounded by farms and rice paddies. On the developer's map, the ZEST restaurant, the Alchemy café and the Artists' Trail are one minute away, while the Antonio Blanco Museum, Ubud Palace and the Monkey Forest lie towards the centre. The payment plan asks for 30% on booking and the remaining 70% in instalments until handover.

The developer

Loyo & Bondar Development
A builder with its own workshops and its own hotel team, on the Bukit and in Ubud
Loyo & Bondar Development has worked in construction since 2007 and has been building in Bali since 2019. It now has twelve residential complexes on the island, six of them finished, on the Bukit Peninsula, in Ubud and in Canggu. Two things set it apart from most villa builders here. It makes much of its own fit-out in five in-house workshops, for windows, doors, furniture, stretch ceilings and textiles, and it runs the finished complexes through its own management company, L&B Management. The newer projects are larger and planned like small resorts, with restaurants, a spa and a children's club inside the gates.

About Ubud

Bali's inland town of rice terraces, temples, painters and yoga, an hour and a half from the airport.

Ubud is a town in the hills of Gianyar Regency, inland from the beaches of the south. Ubud District, about 42 km² around it, had 74,800 residents at the 2020 census, and more than three million foreign visitors come each year. The centre is the palace, Puri Saren Agung, still owned by the royal family, with the art market across the road and the Monkey Forest at the bottom of Jalan Monkey Forest. Around it lie villages that grew into Ubud: Penestanan, Sayan and Kedewatan to the west above the Ayung river, Peliatan and Mas to the south with their carvers and museums, and the terraced rice fields of Tegallalang about 10 km north. People live here for the landscape, for yoga and for art, not for the beach. Foreigners cannot hold freehold land in Indonesia: they buy on a leasehold from an Indonesian owner or take a registered Hak Pakai title.
