About the project

Pandawa Dream is a resort-style complex by Loyo & Bondar Development in Ungasan, on Bali's Bukit Peninsula, set inland between Green Bowl and Pandawa Beach. Two curved white buildings with planted balconies and timber roofs wrap around a chain of pools, and rows of villas sit behind them. Homes are sold on a 40-year leasehold, and completion is planned for Q2 2028.

The residences

Studio apartments of 25 to 32 m2 and one-bedroom apartments of 47 m2 fill floors one to three, each with a balcony on the developer's plan. The fourth floor holds one-bedroom penthouses of 66 m2 and 92 m2, every one with its own rooftop terrace. At ground level you can choose one-bedroom villas from 30 to 95 m2 or two-bedroom villas of 103 m2; the plan gives the villas courtyards, and some types add a rooftop. The buildings stand on pile foundations with a reinforced concrete frame, natural stone and tile on the outer walls and aluminium-framed windows.

Shared spaces

Loyo & Bondar gives 6,000 m2 of the complex to shared space. Its centre is Dream Boulevard, a street with four restaurants serving world cuisines, a coffee shop, two cocktail bars and shops, and there is a rooftop restaurant as well. The pools cover 1,000 m2 and include a separate children's pool. Families get a 500 m2 kids' centre run by educators, with areas for different age groups. Adults have a 300 m2 spa and fitness centre and a coworking zone with high-speed internet. Parking is underground, with provision for electric car charging.

Location and payment plan

By the developer's count the ocean is two minutes away, and Loyo & Bondar lists Pandawa, Melasti, Green Bowl and Karma Kandara beaches and Nusa Dua as within easy reach. The payment plan asks for 30% on booking and 50% during construction, then 5% on handover and the last 15% within six months after handover.

The developer

Loyo & Bondar Development
A builder with its own workshops and its own hotel team, on the Bukit and in Ubud
Loyo & Bondar Development has worked in construction since 2007 and has been building in Bali since 2019. It now has twelve residential complexes on the island, six of them finished, on the Bukit Peninsula, in Ubud and in Canggu. Two things set it apart from most villa builders here. It makes much of its own fit-out in five in-house workshops, for windows, doors, furniture, stretch ceilings and textiles, and it runs the finished complexes through its own management company, L&B Management. The newer projects are larger and planned like small resorts, with restaurants, a spa and a children's club inside the gates.

About Ungasan

High ground at the southern tip of Bali: ocean views, cliff beaches and new villas on long leases.

Ungasan is a village on the Bukit Peninsula, the dry limestone tableland at the southern end of Bali, in the South Kuta district of Badung Regency. It covers about 15 km², with Jimbaran to the north, Pecatu and Uluwatu to the west and Kutuh to the east, and much of it stands high above the sea, so a good share of the houses here look straight out over the Indian Ocean. The coast below is a wall of white cliffs with a few beaches cut into it. The best known is Melasti, reached by a road carved down through the limestone and named after the purification ceremony Balinese Hindus hold on the shore before Nyepi. Green Bowl lies further east, and just over the border in Kutuh are Pandawa Beach and the Bukit Pandawa golf course. Inland, the village is home to the Garuda Wisnu Kencana Cultural Park, where the statue of Vishnu riding Garuda rises 121 metres with its pedestal. About 13,000 people live in Ungasan, and the plateau is now one of the busiest building sites on the Bukit: villa compounds, small apartment buildings and hotel residences, most of them sold to foreign buyers on long leases, because freehold land in Indonesia is reserved for its citizens.
