All articles→Loyo & Bondar Development has worked in construction since 2007 and has been building in Bali since 2019. It now has twelve residential complexes on the island, six of them finished, on the Bukit Peninsula, in Ubud and in Canggu. Two things set it apart from most villa builders here. It makes much of its own fit-out in five in-house workshops, for windows, doors, furniture, stretch ceilings and textiles, and it runs the finished complexes through its own management company, L&B Management. The newer projects are larger and planned like small resorts, with restaurants, a spa and a children's club inside the gates.
Loyo & Bondar has chosen to bring as much of the work in house as it can. Its LB Group arm runs workshops for windows, doors, furniture, ceilings and textiles, and in 2025 it began supplying glazing, doors and ceiling systems built for the humid climate to other developers on the island. On the operating side, L&B Management looks after the finished villas and their guests, from transfers and laundry to tours, and since September 2025 some of the company's residences have been bookable on Homes & Villas by Marriott Bonvoy.
The finished complexes are small, and guests can book a stay in them. U Villas is thirteen two-storey villas with private pools on the Bukit, and Melasti Dream Residence is a gated villa complex two minutes from Melasti Beach. In Ubud, Jungle Flower Villas is ten family villas looking over rice terraces, and Loyo Villas is five villas on a slope, each with an infinity pool over the jungle. The rest of the portfolio is bigger: Pandawa Dream, Pandawa Hills, Melasti Arcade and XO Pandawa on the Bukit, Ubud Dream in Ubud and XO Canggu in Canggu.
In construction since 2007; building in Bali since 2019. Six of its twelve residential complexes are finished
A private group that publishes no financial figures. Treat each project's own documents as the reference for terms and timing.
The early projects were small groups of five to thirteen villas. The new ones are planned the other way round, starting from the shared spaces: Pandawa Dream puts a street of restaurants, a children's centre, a spa and coworking inside the complex, and Ubud Dream has its own spa, yoga areas and tea house. The interiors lean on natural wood and warm, deep finishes, and the group makes windows, doors and furniture in its own workshops.

A private developer that has worked in construction since 2007 and has been building in Bali since 2019. It has twelve residential complexes on the island, six of them finished. The group also runs its own workshops for windows, doors, furniture, ceilings and textiles, and its own management company, L&B Management.
Small villa complexes on the Bukit and in Ubud: U Villas (thirteen pool villas on the Bukit), Melasti Dream Residence (two minutes from Melasti Beach), Jungle Flower Villas (ten family villas over the rice terraces of Ubud) and Loyo Villas (five hillside villas with infinity pools). Guests can book stays in them through the company's management team.
In three parts of Bali. Most of its work is on the Bukit Peninsula, around Ungasan, Melasti and Pandawa Beach. It also builds in Ubud, among the rice fields and the jungle in the centre of the island, and in Canggu on the west coast.
The group's own company, L&B Management. It runs reception and concierge services and guest extras such as transfers, laundry and tours, and since September 2025 some of the company's residences have been bookable on Homes & Villas by Marriott Bonvoy.
Loyo & Bondar's largest project: 282 homes on the Bukit between Green Bowl and Pandawa Beach, from studios and apartments to penthouses and villas. The complex has its own street of four restaurants, bars and a coffee shop, a rooftop restaurant, coworking, a spa and gym, a children's centre and 1,000 square metres of pools.
Yes, on leasehold, which is how most foreign buyers hold property in Bali. Pandawa Dream is sold on a forty-year lease. A lease is a contract with the landowner rather than a land title, so check the term, the extension terms and what happens at the end before you sign.
