About the project
LIV Lux is a 47-storey residential tower by LIV Development in Dubai Marina, set between the marina and the beach at JBR. It holds apartments, Signature residences on the upper levels and duplex penthouses at the top, and the whole 7th floor is given over to amenities for residents. Every home has floor-to-ceiling windows at least 3 metres high, facing the Arabian Sea and Palm Jumeirah, the marina, or both. Completion is scheduled for Q4 2026.
The residences
The homes on offer start with 2BR apartments from 1,545 sq ft. The 4BR Signature residences on levels 40 and 41 start at 3,306 sq ft, the 4BR duplex penthouses sit on levels 42 to 45, and the 5BR Superlux penthouse takes up levels 46 and 47 with 15,270 sq ft. Layouts are open plan, with fitted European kitchens, custom cabinetry and Villeroy & Boch bathrooms with walk-in showers. Signature homes add built-in joinery, upgraded appliances and raised ceilings with designed lighting. The penthouses have double-height living rooms, Italian marble kitchens, natural wood floors and an infinity pool each, plus terraces with a jacuzzi, a zen garden and a massage area. The Superlux penthouse is entered through its own private art gallery.
A full floor of amenities
The 7th floor covers more than 27,000 sq ft. Indoors there is a gym looking out over the marina, a yoga studio, separate steam and sauna rooms for men and women, a cinema, conference and study rooms, a residents' lounge and a beauty salon reserved for residents. Outside are an infinity pool, a kids' splash pool and play area, a padel court, a golf putting green, an outdoor cinema, gardens and a barbecue and dining area. Downstairs, the hotel-style entrance has 24-hour valet parking, and the double-height lobby has a reception with round-the-clock security and concierge.
Location and payment plan
LIV Development places The Beach at JBR, Dubai Marina Mall, Ain Dubai on Bluewaters, Palm Jumeirah and the Emirates and Montgomerie golf clubs within five minutes of the tower. The Dubai Metro, the Dubai Tram, the RTA water taxi and Sheikh Zayed Road link it to the rest of the city. Mall of the Emirates is about 7 minutes away, DIFC about 18, and both Dubai International and Al Maktoum International airports about 22. The payment plan is 10% on booking, 20% during construction and 70% on handover in Q4 2026.
