About the project

Mardi City Center is three residential blocks rising twenty floors above a commercial podium at 33 Pushkin Street, in the old city of Batumi and about 500 metres from the sea. The podium is four levels of shopping centre and it is already trading, which is unusual at this stage: the shops, the parking and the street life are in place before the apartments above them are finished.

The building also shows what Mardi does that few Georgian developers do. It was taken over after the original developer ran into financial trouble. Mardi worked through the inherited legal and construction problems and relaunched it with a new build programme and its own management, and three other buildings in its record arrived the same way.

Construction is roughly 75% complete, with about thirteen of the twenty floors standing, and the developer schedules completion for December 2028.

Apartments are sold either as a bare shell or fully finished and furnished, and the finished option comes in three published interior schemes: Sage Green, Terracotta and Light Neutral. Homes run from compact one-bedroom apartments to large dual-aspect four-bedrooms in Block A, each with its own balcony. Prices are charged on total area, balcony included.

The standard payment plan is 30% on signing and the balance interest-free across the remaining construction period, currently about twenty months. A reservation deposit holds a unit. Other structures can be agreed but need the developer’s approval and have to be written into the contract.
