About the project
Phirosmani Residence stands at 13 Phirosmani Street, in the Alley of Heroes district of Batumi, and is built by My House. It is three blocks rather than one tower. Block A is purely residential, with its own entrance. Block C puts a hotel on its lower floors and apartments from the seventh floor up to the 38th. Block B, between them, is the commercial block, with a restaurant, a fitness centre and a spa.
The hotel and the homes are kept apart inside the building: five lifts serve the complex, two of them large enough for 25 people, and the hotel and the apartments each have their own. Heating is by hot water, produced by a gas unit in a dedicated technical room and piped through the whole building, so there is no boiler in the bathroom or on the balcony. Balcony glazing and tiling are part of the façade works and come with every apartment. Residents have a pool, underground parking, a staffed lobby and reception, conference facilities and security with video surveillance around the clock.
Buyers choose how far the apartment is finished. The standard handover is black frame. White frame and full renovation are available at an added cost per square metre, and the renovated option includes plumbing, a kitchen and furniture except in the bedroom. The price lists name the view from each unit: Old Batumi and the sea, the mountains and the city, or a corner aspect over the city.
