About the project

Body Sense is a wellness resort by IJI Group in Ungasan, on Bali's Bukit Peninsula, set inland above Pandawa Beach. The developer builds it around spa culture and what it calls evidence-based biohacking: infrared saunas, salt and snow rooms, an ice bath and copper tubs. The building has tall arches and planted balconies. Its ground floor holds the spa, a gym and a café, three floors above hold 51 spa suites, and the roof has a bar and a yoga terrace. Completion is planned for Q2 2028, and the suites are sold leasehold, with the term given by IJI Group as 30 + 25 years.

The suites

Every home on sale is a one-bedroom spa suite (1BR). The Premium spa suite measures 32 m2 and the Deluxe spa suite 50 m2, and both have a king-size orthopedic bed and a balcony. IJI Group calls the idea ritual by room. A Premium suite comes with an infrared lamp, a yoga mat and accessories, a tea ceremony set and a skincare fridge stocked with natural cosmetics. The Deluxe suite has the same set, with its own infrared sauna in place of the lamp and a freestanding copper bath. The plans are drawn by SAI Architects.

Spa, gym and restaurant

The spa has public and private sections. Its thermal zone brings together a hammam, an Aufguss sauna, a salt room, a Roman bath, a snow room and a pool. The hydro zone adds massage suites, a hydromassage bath and a jacuzzi, and an ice bath is there for cold plunges. Outside the spa you will find a functional gym with space for yoga, a courtyard pool, relaxation areas and terraces with ocean views. The restaurant cooks to a calorie and macro-balanced menu, and a healthy café bar sits on the ground floor.

Location and payment

IJI Group puts Pandawa Beach 3 minutes from the building and Melasti Beach 10 minutes away, with more than 30 restaurants within 3 km. Ngurah Rai International Airport is 25 minutes by the toll road. The first payment of 30% is made after the contract is signed, and the remaining 70% is spread over an 18-month instalment plan during construction.

IJI Group, also known as IJI Group Holding, works in one small corner of Bali: the slope above Pandawa Beach on the southern Bukit, in Kutuh on the edge of Ungasan. Its first project, the Rahya Villas Complex, has been open to guests since 2024 and is run by the group's own management company, IJI Home. The two projects now being built sit next to each other close by: Eighth Sense, a complex of apartments and villas beside the main entrance to the beach, and Body Sense, a small wellness resort of spa suites built around saunas, a hammam, snow and salt rooms and ice baths.

About Ungasan

High ground at the southern tip of Bali: ocean views, cliff beaches and new villas on long leases.

Ungasan is a village on the Bukit Peninsula, the dry limestone tableland at the southern end of Bali, in the South Kuta district of Badung Regency. It covers about 15 km², with Jimbaran to the north, Pecatu and Uluwatu to the west and Kutuh to the east, and much of it stands high above the sea, so a good share of the houses here look straight out over the Indian Ocean. The coast below is a wall of white cliffs with a few beaches cut into it. The best known is Melasti, reached by a road carved down through the limestone and named after the purification ceremony Balinese Hindus hold on the shore before Nyepi. Green Bowl lies further east, and just over the border in Kutuh are Pandawa Beach and the Bukit Pandawa golf course. Inland, the village is home to the Garuda Wisnu Kencana Cultural Park, where the statue of Vishnu riding Garuda rises 121 metres with its pedestal. About 13,000 people live in Ungasan, and the plateau is now one of the busiest building sites on the Bukit: villa compounds, small apartment buildings and hotel residences, most of them sold to foreign buyers on long leases, because freehold land in Indonesia is reserved for its citizens.
