About the project

Eighth Sense is a resort-style complex by IJI Group in Ungasan, on Bali's Bukit Peninsula, built beside the main entrance to Pandawa Beach. Arches shape the whole design. The main building has rounded, planted balconies, two rows of villas stand next to it, and the 73 homes share a central courtyard with an infinity pool that looks towards the sunset. Completion is planned for Q1 2027.

The homes

Four layouts are on sale. The one-bedroom apartments (1BR) measure 35 m2 and open onto a curved balcony. The two-bedroom apartments (2BR) of 70 m2 are duplexes on the top floor, laid out over two levels with a private rooftop terrace. The 1BR villa of 60 m2 has its bedroom on a mezzanine and a courtyard with its own plunge pool. The largest homes are the 1BR villas with a rooftop, at 143 m2: two floors, a roof terrace and a courtyard with a private pool. Inside, IJI Group works with warm, natural textures such as wood veneer, linen, boucle and plaster, set against aluminium windows.

Life in the complex

A reception and concierge desk is staffed 24/7. The spa has massage rooms and an ice bath, and a yoga platform sits in the garden. The restaurant cooks European food and delivers to the homes, and there is a summer café as well. Residents also get a fitness area, art zones to walk through, Starlink internet and parking, while solar panels cover part of the roof. Free shuttles take residents to the beaches nearby. On site, the developer points to technical supervision, laboratory tests of the concrete and certified materials.

Location and payment

By IJI Group's timings, Pandawa Beach is 3 minutes away, a golf course 5 minutes, and Melasti Beach and Nusa Dua 10 minutes. Ngurah Rai International Airport is 9 km from the complex. Buyers pay a 30% down payment on booking, and the remaining 70% follows in instalments over 12 months during construction.

Three addresses within a short walk of each other, above Pandawa Beach
IJI Group, also known as IJI Group Holding, works in one small corner of Bali: the slope above Pandawa Beach on the southern Bukit, in Kutuh on the edge of Ungasan. Its first project, the Rahya Villas Complex, has been open to guests since 2024 and is run by the group's own management company, IJI Home. The two projects now being built sit next to each other close by: Eighth Sense, a complex of apartments and villas beside the main entrance to the beach, and Body Sense, a small wellness resort of spa suites built around saunas, a hammam, snow and salt rooms and ice baths.

About Ungasan

High ground at the southern tip of Bali: ocean views, cliff beaches and new villas on long leases.

Ungasan is a village on the Bukit Peninsula, the dry limestone tableland at the southern end of Bali, in the South Kuta district of Badung Regency. It covers about 15 km², with Jimbaran to the north, Pecatu and Uluwatu to the west and Kutuh to the east, and much of it stands high above the sea, so a good share of the houses here look straight out over the Indian Ocean. The coast below is a wall of white cliffs with a few beaches cut into it. The best known is Melasti, reached by a road carved down through the limestone and named after the purification ceremony Balinese Hindus hold on the shore before Nyepi. Green Bowl lies further east, and just over the border in Kutuh are Pandawa Beach and the Bukit Pandawa golf course. Inland, the village is home to the Garuda Wisnu Kencana Cultural Park, where the statue of Vishnu riding Garuda rises 121 metres with its pedestal. About 13,000 people live in Ungasan, and the plateau is now one of the busiest building sites on the Bukit: villa compounds, small apartment buildings and hotel residences, most of them sold to foreign buyers on long leases, because freehold land in Indonesia is reserved for its citizens.
