Palmera was founded out of frustration. In a world where a “real-estate broker” is supposed to be a long-term partner, most brokers vanish the moment the deal is signed. We built Palmera to do the exact opposite: guidance that starts with the first call and stays with you through the whole journey — handover, tenant management, and, when the time comes, planning your exit.

We're not a giant firm with 500 agents passing you from hand to hand. We're a boutique team of six who know every client personally.

Each of us knows the market in depth, knows the developers, and genuinely understands what suits whom. Several of us came from Sobha and DarGlobal — two of the region's largest developers — and all of us have years of direct experience with international investors.

No improvising, no “guaranteed returns,” no jargon to decode alone. Just experience, transparency, and follow-through — from your first studio to a multi-unit portfolio.

Property selection

A personal consultation, a shortlist matched to your goals, and a virtual or in-person tour of the projects.

Construction period

Regular build-progress updates, payment-plan management, and immediate problem-solving — typically 2–4 years.

Key handover

Quality snagging, registration at the Land Registry (Department of Lands & Surveys), and your keys — collected in person or by power of attorney.

Rental & management

First-tenant marketing, ongoing management, rent collection, and full maintenance — so the unit earns from day one.

Exit planning

When it's time to sell, we secure the best deal in our market — and handle the resale end to end.

Investing in Cyprus doesn't end at signing — there's Permanent Residency to weigh, money to move safely, and title to register at the Land Registry. We handle all of it together with you.

Permanent Residency

A qualifying purchase of new primary-market property from EUR 300,000, together with secured annual income of at least EUR 50,000 from abroad, opens Cyprus Permanent Residency — covering your spouse and dependent children under the same investment, with no requirement to live on the island to keep it. We handle the application end to end. This is a residence permit, not citizenship — the citizenship-by-investment programme was closed in 2020 — and figures are market-sourced and subject to change.

Company formation

Company setup when you want to hold assets through a Cypriot or UAE entity — useful for structuring how a portfolio is owned and let.

Property management

Tenant placement, rent collection, maintenance, and short-let licensing — all coordinated for you.
