HOME by One Developments is a gated community of 15 three-storey townhouses in Gonio, on the southern stretch of Batumi’s Black Sea coast. Built on a seismic-resistant monolithic frame over a piled foundation driven 30–45 m deep, each home is wrapped in HPL facade panels and natural stone and glazed with energy-saving aluminium windows — a specification designed for durability as much as low running costs.
The community sits at 34 Avgia Street, moments from the water: roughly 3 minutes to the Gonio, Kvariati and Sarpi beaches and about 8 minutes to Batumi International Airport. It shares its setting with Gonio’s premium resort cluster — Radisson, Rotana and Wyndham — and neighbours the Emaar project, with Metro City Mall around 12 minutes away and central Batumi about 17 minutes by car.

Ownership is freehold and unrestricted — live in the home, rent it for any duration or resell it freely, with international rental management available on request. The developer offers a 30% down payment with interest-free instalments over up to 9 months, and a TBC Bank mortgage from around 7.8% is available to local and foreign buyers.
