About the project
Oak Yard is a 19-floor residential tower in Jumeirah Village Circle (JVC), Dubai, and the first project from YARD Development. The developer starts from a simple observation: Dubai is short of green space. So every apartment here has its own terrace, climbing plants run up the facade, and the interiors are finished in oak, the tree the project is named after. Handover is planned for Q1 2027.
The residences
The tower holds 190 homes, 11 to a floor. On sale are 1BR apartments from 736 sq ft, 2BR apartments from 1,066 sq ft and two-storey 3BR duplex penthouses near the top from 5,616 sq ft. The layouts give most of the space to the kitchen and living room, keep corridors to a minimum, and put a walk-in wardrobe and a private bathroom in the master bedroom. Each home comes with built-in furniture, wardrobes with BLUM fittings, SIEMENS appliances in the kitchen and GESSI fittings in the bathroom. A smartphone controls the smart home system and the BLE door locks, and a photocatalytic filtration system removes dust particles smaller than one micron from the air.
Amenities
The 27-metre pool sits in a pool area of more than 1,000 square metres with cabanas, sun loungers and private barbecue spots. The gym covers 200 square metres and is divided into five zones for cardio, strength, yoga, TRX and outdoor yoga, and there are two saunas, one regular and one infrared. A coworking centre offers soundproof Zoom rooms, meeting rooms and a healthy bar. Children get their own room designed around plants and natural materials. The lobby has a fountain, a living tree and a concierge desk, and the building adds storage rooms for belongings, three parking floors with infrastructure for electric cars, and the Yard Comfort app for concierge requests, cleaning and utility bills.
Location and payment plan
Jumeirah Village Circle (JVC) is a quiet residential community with fast road links via Al Khail Road, Hessa Street and Sheikh Mohammed Bin Zayed Road. Palm Jumeirah is about 15 minutes away by car and Dubai International Airport about 30. A community park is a 7-minute walk from the tower, JSS International School is 12 minutes on foot and Circle Mall is a 6-minute drive. The payment plan is 20% on booking and 30% during construction, with the remaining 50% due on handover. YARD Development also offers a 20/40/40 plan: 20% on booking, 40% during construction and 40% on handover.
