Samana Manhattan 2 at JVC, Dubai

Samana Manhattan 2 is a residential tower by Samana Developers in Jumeirah Village Circle (JVC), Dubai. It rises from a landscaped podium, and its glass and metal facade is framed by tall white arches that run all the way up to a flat crown.

The homes on sale now are studios from 524 sq ft (about 49 m²). The main payment plan is 20/80: 20% on booking and 80% on handover in Q2 2027.

The studios

At 524 sq ft, about 49 m², the studios are compact homes that work well for one person or a couple who want a new apartment of their own in JVC.

The developer’s interior renders show an open kitchen with a marble splashback and handleless cabinets, a dining table and a living area beside floor-to-ceiling glass. Residents come in through a lobby with a marble reception desk and a lounge by the lifts. Some apartments in the tower have a private pool on the balcony, which is why the facade is lined with glass-sided pools.

Pools, gym and family space

Shared life happens on the podium deck. A large free-form pool passes under a waterfall arch and curls around a sunken lounge with a fire pit set in the water. Sun loungers sit in the shallows, and children get their own pool, a splash pad and a play area with a slide and a climbing wall.

For exercise there is an indoor gym, an outdoor gym on the lawn and a jogging track. The list also covers a sauna and steam room, a barbecue area and an outdoor sitting lounge.

Location in JVC

Samana Manhattan 2 stands in Jumeirah Village Circle, within easy reach of the main highways. By the developer’s drive times, Circle Mall, JSS International School, Little Wonders Nursery and Dubai Miracle Garden are 3 to 5 minutes away, and Dubai Hills Mall and the University of Manchester 5 to 10 minutes.

Dubai Marina, Global Village, Burj Khalifa and Dubai Mall are each 10 to 15 minutes by car, so most of the city’s main destinations are a short drive from home.
