About the project
The Central Downtown is a mixed-use development by Aqua Development in Arjan, part of Dubailand. Its four towers stand on a 7-acre site above a shopping mall, so the shops are a lift ride from home. On the developer's map, Dubai Miracle Garden, Dubai Butterfly Garden and Mediclinic Parkview Hospital are about 5 minutes away, Dubai Autodrome and Kings School Al Barsha about 10, and Mall of the Emirates, JBR and Burj Khalifa about 20. Both of Dubai's international airports are around 30 minutes by car, and the developer points to quick links with Dubai Hills, Arabian Ranches, JVC and Sheikh Zayed Road.
The residences
The towers hold studios and one, two and three-bedroom apartments. Studios start at 440 sq ft, one-bedroom homes at 730 sq ft, two-bedroom homes at 1,451 sq ft and three-bedroom homes at 2,180 sq ft. Every layout in the floor plans comes with a balcony, and the outlook depends on the tower and the layout: the pool, the community, the city skyline or Dubai Hills. Interiors are done in greys and cool earthy tones with marble and stone. Aqua Development names quality finishes and smart homes as the things it builds for.
Amenities
More than 200,000 sq ft of amenities sit above the mall, most of them on the roof podium. There is a swimming pool with a jacuzzi, a jogging track, an open-air gym, courts for basketball, paddle tennis and table tennis, a rock-climbing wall and mini golf. For slower days there is a zen garden, a rainforest retreat, an organic farm and a dog park, and for evenings an outdoor cinema, BBQ areas, a colour fountain and food kiosks. Children have a play area and a daycare centre. Indoors you will find a health club, a yoga room, a golf simulator, a beauty salon, a business centre, a multipurpose hall and a prayer room.
Payment plan
The Central Downtown is sold off plan, with completion planned for Q2 2028. The plan shown for studios and one-bedroom apartments is 20% on booking, 5% during construction and 75% on handover. Buyers of two and three-bedroom apartments can choose a plan with 24% paid over the 24 months after handover.
