About the project
Aqua The Community Sports Arena is a residential development by AQUA Properties in Dubai Sports City, with 396 apartments from studios to three bedrooms. The developer built the idea around living, working and playing in one place, so the building holds a business centre, co-working floors and a long list of leisure facilities alongside the homes.
The project is off plan. Studios and one-bedroom apartments are sold on a 25/75 plan: 10% on booking, 15% during construction and 75% on handover. Two- and three-bedroom homes have their own terms, with 20% on booking, 56% during construction and the last 24% paid within 24 months after handover.
The residences
Studios start at 481 sq ft and one-bedroom apartments at 923 sq ft. Two-bedroom homes begin at 1,499 sq ft and three-bedroom homes at 1,765 sq ft. Some two- and three-bedroom layouts add a separate home office, already wired for high-speed internet with network cabling and power points, so owners only need to bring their own equipment.
Walls and floors are finished in full-body porcelain tiles inspired by Spanish and Italian designs, and the bathrooms are fitted with European sanitary ware and fixtures.
Amenities and shared spaces
On the roof there is a lap pool with a separate children’s pool, and the gym has both indoor and outdoor areas. The spa and wellness centre includes a sauna and a steam room. For families there is a children’s play area, a barbecue area and a dog park, while the planted spaces take in a zen garden, sky gardens and a rainforest garden.
Residents come in through a quadruple-height lobby with meeting lounges, terrazzo floors set with brass joints and designer furniture. The business centre and co-working floors suit anyone who works from home, and the building also has a multipurpose hall and prayer rooms.
Location in Dubai Sports City
Dubai Sports City is a freehold district with direct access to Al Khail Road and Hessa Street. It is home to the headquarters of the International Cricket Council, an 18-hole golf course with a clubhouse and international schools that build sport into their curriculum. The Dubai International Cricket Stadium is a two-minute drive away. By the developer’s timings, Mall of the Emirates is 15 minutes by car, Dubai Marina 18, Palm Jumeirah 20, Downtown Dubai and Al Maktoum International Airport 25, and Dubai International Airport 28.
