About the project
Flow 25 is a residential tower on Al Reem Island in Abu Dhabi, built by GAF Property, a developer based in the city. The building is drawn in soft curves, and each one is shaped to guide daylight and cast shade over deep terraces. Apartments with one, two and three bedrooms fill floors 5 to 20, and four-bedroom penthouses take floors 21 to 24. The tower is under construction, handover is planned for Q1 2029, and the homes are sold freehold.
The residences
The one-bedroom layout measures 815 sq ft. Two-bedroom apartments come in five layouts between 1,303 and 1,634 sq ft, and the three-bedroom homes are about 2,522 sq ft. Penthouses start at 2,637 sq ft, and the largest plan reaches 4,939 sq ft. The terraces are deep enough to work as shaded outdoor rooms, and some balconies have cooled seating zones, so they stay usable in the warmer months. Inside, a smart-room system controls lighting, temperature and privacy.
Amenities
The podium is planned as a landscaped garden with native planting, shaded walking paths and cooled seating that residents can use all year. There are outdoor swimming pools for adults and for children, a play area for kids, a fitness centre and a rooftop yoga pavilion. A holistic wellness spa, a cinema room and a residents' lounge sit alongside the Sky View Lounge, which is raised high for views over the sea and the city. The building also has a concierge, a dining terrace, a retail podium and parking for residents.
