About the project
JW Marriott Residences is a beachfront project by Taraf on Yas Island, and the first JW Marriott branded residences in Abu Dhabi. Three buildings stand directly on the beach, next to the golf course, with 199 homes between them: one, two and three bedroom apartments, four bedroom duplexes and penthouses. Taraf has opened expressions of interest (EOIs) for the project.
The homes
There are 65 one-bedroom apartments of 1,048 to 1,225 square feet, 83 two-bedroom apartments of 1,669 to 1,890 square feet and 38 three-bedroom apartments of 2,459 to 3,225 square feet. The ten four-bedroom duplexes measure 4,364 to 5,102 square feet. Each building has a single penthouse, three in all, of 9,021 to 9,205 square feet. Every residence has its own balcony, and Taraf has designed the homes with raised ceilings, open views and a lot of daylight. A typical one-bedroom plan has a foyer, a kitchen, a living and dining room, a bedroom with a walk-in closet, a bathroom, a powder room and a laundry space. All the two and three bedroom apartments and the duplexes have a maid's room.
Pools, beach and clubhouse
The grounds open onto the beach. Outside there is a main pool and a lounge pool with a sun deck, a kids' pool with a splash pad, a kids' play area, a padel court, an open lawn, an outdoor fitness and yoga area, an outdoor kitchen and dining area, a fire pit, a sunset deck and storage for water sports equipment. The ground floor holds the residence lobby and concierge, a residents' lounge, a gym, a movement studio, a cinema and media room, a games room, a golf simulator room, a kids' play room, treatment rooms, sauna and steam rooms, a co-working area, meeting rooms and guest suites. Cars park in a basement car park.
Marriott and ONVIA
Taraf builds and sells the residences and uses the JW Marriott name under a licence from Marriott International, which sets the brand's design standards and runs the residential operations. Owners receive ONVIA privileges across Marriott's portfolio: Platinum Elite status in Marriott Bonvoy, preferred hotel access through ONVIA Stays, preferred access to The Ritz-Carlton Yacht Collection, concierge services, offers on dining experiences, curated local events and access to Marriott's credit cards. Yas Island
Ferrari World Abu Dhabi, Warner Bros. World, SeaWorld Abu Dhabi, Yas Waterworld, Yas Marina Circuit, Etihad Arena, Yas Links, Yas Mall, Yas Marina and the Yas Bay Waterfront are all 10 to 12 minutes from the residences.
Payment plan
JW Marriott Residences is sold on a 50/50 plan. Buyers pay 5% on booking, then nine instalments of 5% at 4, 9, 14, 19, 24, 27, 30, 33 and 36 months after booking. The remaining 50% is due on completion, scheduled for the second quarter of 2030.
