The Terraces by Sobha is a neighbourhood of garden villas in Sobha City, the first master-planned community Sobha Realty has built in Abu Dhabi, set in Al Bahyah. Sobha City is made up of three neighbourhoods: The Orchard, The Terraces and River Cove Residences.
The Terraces has two kinds of home: three bedroom villas and four bedroom semi-detached villas. Every one has a majlis or study on the ground floor, a private backyard and a garage, and the homes are placed for light, privacy and views over the green spaces around them.
The villas
The three bedroom villas start at 2,578 sq ft and are laid out over two floors, in rows of two to ten homes or as semi-detached pairs. Downstairs are the entrance foyer, a formal living room, the dining area, the kitchen, the majlis or study and a powder room, with the backyard behind. Upstairs are three bedrooms, including a master suite with a walk-in closet, and balconies. The larger three bedroom layouts add a maid’s room and a family lounge on the upper floor.
The four bedroom semi-detached villas start at 4,194 sq ft and rise over three floors with a private lift. The first floor holds the master bedroom, two more bedrooms and a family lounge. The top floor has a fourth bedroom with its own walk-in closet, bathroom and terrace, and a maid’s room sits on the ground floor.
Life in Sobha City
Water and greenery shape the masterplan. Canals, a lagoon and a canal-side jogging track run through it, promenades follow the shoreline, and shaded walkways and forest trails connect the neighbourhoods. There is a golf course, a wellness and cycling loop, sport courts, an open-air gym, a skate park and a bouldering area.
Children have a family park, a nature play zone and a trampoline park. For quieter days there are a botanical garden, yoga decks among the trees, a meditation zone, barbecue areas, an amphitheatre and a pet park.
Al Bahyah, Abu Dhabi
Sobha City lies in Al Bahyah, in the north of Abu Dhabi by the coast. The daily needs are planned inside the community: a mall, a school, a Juma mosque, a clubhouse and a marina are all on the masterplan, with concierge services as well, so most errands stay close to home.
