The Orchard by Sobha is a neighbourhood of private estate villas in Sobha City, the first master-planned community Sobha Realty is building in Abu Dhabi, at Al Bahyah. The villas on sale have four or five bedrooms, and each has its own swimming pool, a private backyard, a lift and covered parking.
Sobha City is made up of three neighbourhoods: The Orchard, The Terraces and River Cove Residences. The Orchard is kept intimate in scale, with tree-lined streets, small green spaces between the homes and walking paths that join the rest of the city. The payment plan is 60/40: 20% on booking, 40% during construction and 40% on handover.
Four and five bedroom villas
Four bedroom villas start from 4,309 sq ft and five bedroom villas from 5,318 sq ft. Each home is spread over three floors connected by a lift. On the ground floor an entrance foyer leads to a formal living room that opens onto the pool deck, and the kitchen, dining area, a guest bedroom, a powder room, a maid’s room and the garage are on the same level.
Upstairs there is a family living room, and the master bedroom has a walk-in closet and its own bathroom. Several bedrooms open onto balconies. Part of the first floor is left open above the living space, so the main room is double height, with tall glazing towards the garden and views over the greenery around the villa. The five bedroom layouts add a driver’s room.
Living in Sobha City
Sobha City is planned around canals, open lawns and green corridors, with promenades along the shoreline and shaded, tree-lined walkways. For exercise there is a jogging and forest cycling loop, an open-air gym, multi-sport courts, golf areas, a climbing and adventure park and an indoor games zone.
Children have play areas, family parks and forest trails. The shared spaces include an amphitheatre, pavilions and social decks, sculptural gardens, tai chi and wellness lawns, meditation zones and outdoor dining areas, and the masterplan adds a mosque, shops, community lounges and concierge services.
Location in Al Bahyah
Al Bahyah is a coastal district in the north of Abu Dhabi, on the highway that links the capital with Dubai, so the city, Dubai and Yas Island are all within reach by car. Inside Sobha City, the paths of The Orchard lead onto the promenades and green corridors of the wider community.
