About the project
Christian A. Rockefeller Business Tower is a Grade A office tower by LMD Development on Sheikh Zayed Road, Dubai, between DIFC, Downtown and Business Bay. It rises 87 floors and 372 metres and holds 332 offices, from single offices to half and full floors, all sold freehold. Handover is expected in Q2 2031. The standard payment plan is 50/50: 10% on signing the agreement, 10% a month later, six instalments of 5% at 15, 21, 27, 33, 39 and 45 months, and the remaining 50% on handover.
The offices
The mixed floors between levels 15 and 57 hold up to eight offices each, in three sizes: core offices of 1,077 to 1,307 sq ft, medium offices of 1,488 to 1,522 sq ft and premier offices of 2,295 to 3,251 sq ft. Higher up, half-floor offices of 5,887 to 7,555 sq ft come two to a floor. Levels 71 to 80 are full floors of 11,541 to 13,400 sq ft, one company to each. Depending on the side of the tower, the plans face Sheikh Zayed Road and the sea, Burj Khalifa and Downtown, or Business Bay.
Five levels of amenities
Level 13 is given over to wellness and the outdoors: a spa with massage rooms, sauna, steam and ice rooms, a padel court, an infinity pool with cabanas, a sun bed terrace, a lawn and a meditation area. Level 14 is the fitness floor, with a fully equipped gym for cardio, strength, functional training and free weights, a multipurpose studio, a terrace and a juice bar. The top floor, level 87, holds the Observatory and the Exchange: a ballroom and multipurpose hall, a sky lounge, an outdoor deck with a bar and a second infinity pool, co-working space, meeting rooms, a conference centre and podcast rooms. Dining is on podium level 2, with shops on the ground floor and podium level 1.
Arrival, parking and location
Visitors come in through a triple-height lobby. The tower has 23 lifts with 39 cabins: double-deck high-speed lifts serve the low and high office zones, three shuttle lifts run from the car park to the ground floor and three serve the wellness floors. More than 1,100 parking spaces take up 16 levels. Al Mustaqbal Street and Sheikh Zayed Road are a minute away, the Dubai Mall and Business Bay metro stations two minutes, Burj Khalifa and Dubai Mall five, DIFC and City Walk eight, and Dubai International Airport about 20 minutes.
