About the project
Emaar Palace Residences Hillside is a branded residential building by Emaar Properties in Dubai Hills Estate, carrying the name of Palace Hotels + Resorts, the homegrown luxury hotel brand. It combines one-bedroom and three-bedroom apartments on the upper floors with three-bedroom townhouses at the foot of the tower.
The payment plan is 80/20: 10% on booking, 70% during construction and the remaining 20% on handover, which Emaar has scheduled for Q2 2029.
Apartments and townhouses
The tower rises from a ground floor and a podium to 20 residential levels. One-bedroom apartments start at 680 sq ft, a figure that includes a balcony of about 70 sq ft. The three-bedroom apartments measure 1,882 sq ft, and close to 295 sq ft of that is balcony, enough to use as a real outdoor room.
The eight townhouses sit at ground level and are laid out over a lower and an upper floor. Each has three bedrooms and 2,622 sq ft in total, with around 428 sq ft of outdoor space. Emaar finishes the interiors in an earthy palette of beige, green and brown.
Amenities and Hillside Park
Residents get resort-style pool areas, an indoor gym and an outdoor gym, yoga spaces, a MUGA court for ball games, a children’s play area and a barbecue area. A landscaped podium deck and a rooftop terrace give everyone more space outside the apartment.
Emaar presents the building together with Hillside Park, a green space laid out with Zen gardens, quiet seating corners, social areas and fitness zones.
Location in Dubai Hills Estate
Dubai Hills Estate covers more than 11 million square metres and includes Dubai Hills Park, Dubai Hills Mall and the 18-hole championship course of Dubai Hills Golf Club, along with international schools, nurseries, restaurants and cafes. From the building, King’s College Hospital is a five-minute walk, Dubai Hills Business Park is five minutes by car and Dubai Hills Mall is eight.
The community sits on Al Khail Road. Emaar gives drive times of about 10 minutes to Downtown Dubai and to Dubai Marina, 15 minutes to Dubai International Airport and 20 minutes to Al Maktoum International Airport.
