About the project
Manam Pearl is a residential tower in Al Furjan, Dubai, from Manam Real Estate Development. Above a ground-floor lobby and shops it rises through 11 residential floors of one, two and three-bedroom apartments, with an amenity level on the roof. The design theme is a pearl, so the interiors use pale, reflective surfaces and soft natural tones.
Manam was founded in 2024, and the team behind it has 30 years of experience building homes and commercial projects in Oman. The 60/40 plan asks for 10% on booking, 37% during construction, 13% on handover and the last 40% within 24 months after handover. A 40/60 plan is also offered, with 60% due on handover.
The apartments
Floors two to eleven share one layout of seven homes: two one-bedroom apartments, four with two bedrooms and one with three. The one-bedrooms start at 822 sq ft, with an open living and dining room, a separate kitchen, a guest powder room and a balcony. Two-bedroom apartments start at 1,229 sq ft and all include a maid’s room. The three-bedroom starts at 1,697 sq ft, with a maid’s room, a dressing room and a balcony more than 15 metres long.
On the first residential floor the apartments get large private terraces instead of balconies, some with their own plunge pool. The specification includes double-glazed floor-to-ceiling windows, porcelain floors, ducted VRV air conditioning, a smart home system and built-in wardrobes with mirrored sliding doors. Kitchens have soft-close cabinets and integrated appliances: gas hob, hood, electric oven and fridge.
Rooftop and building services
The roof has a garden with outdoor seating, and the amenity list covers a beach-entry pool, a children’s splash pool, a jacuzzi, a gym, a sauna, an open-air cinema, a BBQ area and a children’s play area.
The ground floor has shops and a concierge on duty around the clock. There are also EV charging points, cycle parking, Wi-Fi in the common areas, CCTV and a property management service.
Getting around from Al Furjan
By the developer’s drive times, Al Furjan Metro Station is 3 minutes away, Sheikh Mohammed Bin Zayed Road 5 and Expo City 9. Dubai Marina, Ibn Battuta Mall and Sheikh Zayed Road are about 10 minutes, Palm Jumeirah 15, and Downtown Dubai and Palm Jebel Ali 20. Al Maktoum International Airport is 22 minutes away and Dubai International Airport 35.
