SportCity by One Developments is billed as Georgia’s first sports-oriented lifestyle residential ecosystem — a community that folds fitness, hospitality and daily life into a single address on Batumi’s New Boulevard. It is built across four integrated buildings (towers A–D) of around 24 floors, holding approximately 836 apartments, with dedicated hospitality, commercial, daily-essentials and business hubs.
The development sits about 850 m — ten minutes — from the beach and promenade, within a 15,000 m² scheme that sets aside some 5,000 m² for recreation. The concept is smart and sustainable throughout — EV charging, generous green space and intelligent building systems — and is designed for seamless indoor-outdoor living in a city that welcomes more than two million visitors a year.
The amenity programme is unusually deep: a 25 m climate-controlled indoor pool, a fitness centre with personal training, a spa and recovery suite with sauna, steam room and hammam, a Sky Bar with panoramic Black Sea views, a signature restaurant, a 24/7 concierge lobby and resident lounge, rooftop padel, squash and badminton courts, and a boxing, MMA and martial-arts facility — alongside co-working space, retail and around 500 parking spaces, 40% of them EV-ready.
Homes range from studios of 30.5–32.7 m² from $45,530, through one-bedrooms of 53.5–88.7 m² from $77,575, to two-bedrooms of 86.7–107.8 m² from $125,715 — from about $1,450 per m². Buyers can take delivery as Black frame, White frame or turnkey. Construction is phased, with tower completions running from Q3 2029 (Tower C) through Q1 2030 (D), Q3 2030 (B) and Q4 2030 (A).
SportCity is positioned for investment, with estimated rental yields of up to 15% annually and pre-launch priority pricing for early buyers. Payment plans are flexible and customisable, and a TBC Bank mortgage from 7.8% (8.71% effective) is available. Ownership is freehold with no restriction on foreign buyers, and Georgia’s residency programme is open to investors from $100,000. One Developments has launched roughly 415,000 m² of construction across five Batumi projects in about two years.
