About the project

Lyvin Melasti is a hillside villa resort by Lyvin Properties in Ungasan, at the southern end of Bali. The site covers 3.2 hectares, with a canyon on one side and tropical forest on the other, and the developer picked it for the view of the ocean. The first villas on the hill are already open and an apartment building completes the master plan. The new villas follow in two stages: those beside the lobby are due in June 2027, the rest in Q4 2028.

The villas

Every villa is handed over fully equipped, with a private infinity pool on its terrace. The one-bedroom villas measure 151 m², of which 68 m² is pool and terrace. The bedroom has its own bathroom and a work area, and the living room opens onto the kitchen and a lounge. The two-bedroom villas measure 191 to 195 m², and each bedroom gets an en-suite bathroom and a desk. In the villas due in 2028, 105 m² is built space and 90 m² is pool and terrace. Interiors are Japandi, Japanese minimalism with Scandinavian function and warmth, and Lyvin keeps plastic in the fit-out to a minimum.

Amenities and location

The complex has its own Middle Eastern restaurant, a bar with a view, a 25-metre pool, a gym and a spa, with hotel service run under one brand. Ungasan sits on the Bukit Peninsula in Badung regency. Lyvin describes the plot as a quiet hilltop with no neighbours, five minutes by car from the main road, and Melasti Beach is a seven-minute drive away. The Bulgari, Alila, Six Senses and Karma Kandara resorts are close and open their restaurants and beach clubs to visitors, and the Savaya club is nearby. Golf courses, surf spots, paragliding, a helipad, yoga studios, saunas and biohacking centres are all within 15 minutes' drive.

Lease and payment plan

The villas stand on leased land. The lease runs for 37 years, with a priority right to extend it by another 50, which makes 87 years in total. The payment plan takes 30% on booking, and the remaining 70% is paid during construction.

Lyvin Properties
A husband and wife who build fewer villas and run the ones they build
Lyvin Properties belongs to Alexander and Victoria Sokovykh, a married couple who have been building in Bali since 2018. Alexander runs the company and looks after its legal and financial side. Victoria designs the interiors. Lyvin keeps its estates low in density and operates them under its own hospitality brand, so the company that builds a villa is also the one that looks after it later. Its largest estate is Lyvin Melasti, 3.2 hectares on a hill above Melasti Beach in Ungasan, at the southern end of the island.

About Ungasan

High ground at the southern tip of Bali: ocean views, cliff beaches and new villas on long leases.

Ungasan is a village on the Bukit Peninsula, the dry limestone tableland at the southern end of Bali, in the South Kuta district of Badung Regency. It covers about 15 km², with Jimbaran to the north, Pecatu and Uluwatu to the west and Kutuh to the east, and much of it stands high above the sea, so a good share of the houses here look straight out over the Indian Ocean. The coast below is a wall of white cliffs with a few beaches cut into it. The best known is Melasti, reached by a road carved down through the limestone and named after the purification ceremony Balinese Hindus hold on the shore before Nyepi. Green Bowl lies further east, and just over the border in Kutuh are Pandawa Beach and the Bukit Pandawa golf course. Inland, the village is home to the Garuda Wisnu Kencana Cultural Park, where the statue of Vishnu riding Garuda rises 121 metres with its pedestal. About 13,000 people live in Ungasan, and the plateau is now one of the busiest building sites on the Bukit: villa compounds, small apartment buildings and hotel residences, most of them sold to foreign buyers on long leases, because freehold land in Indonesia is reserved for its citizens.
