A husband and wife who build fewer villas and run the ones they build

Lyvin Properties

Lyvin Properties belongs to Alexander and Victoria Sokovykh, a married couple who have been building in Bali since 2018. Alexander runs the company and looks after its legal and financial side. Victoria designs the interiors. Lyvin keeps its estates low in density and operates them under its own hospitality brand, so the company that builds a villa is also the one that looks after it later. Its largest estate is Lyvin Melasti, 3.2 hectares on a hill above Melasti Beach in Ungasan, at the southern end of the island.

THE TRACK RECORD

Lyvin Properties's record.

Lyvin describes itself as a boutique developer by choice, and the estates bear that out. At Melasti more than half of the land stays planted, the villa roofs are living green roofs that double as terraces for the villas above, and the materials are Java teak, Sulawesi marble and ironwood. Victoria Sokovykh's interiors there won the Hotel Suite Interior category for Indonesia at the 2026 Asia Pacific Property Awards.

Delivery record

Lyvin Bingin is ten three-bedroom villas in a grove of old teak trees near Bingin Beach, in Pecatu. The founders kept every mature tree on the plot and built around them. Lyvin Berawa is a smaller property in the Berawa part of Canggu. At Lyvin Melasti the first eighteen single-storey villas already take guests, with a building of twenty ocean-view suites beside them, and a second phase of villas is going up on the same hill.

Hillside villa and suite estate with a restaurant and spa, Ungasan
Lyvin Melasti
A 3.2 hectare plot on a hill with a canyon on one side and forest on the other, picked for its view of the Indian Ocean. The master plan holds eighteen villas, twenty apartments, a restaurant serving Middle Eastern food, a bar with a view, a 25-metre pool, a gym and a spa, with a small pond in the middle of the grounds. The villas now being built in the second phase have one or two bedrooms, each bedroom with its own bathroom and desk, and a private infinity pool on the terrace. Melasti Beach is about seven minutes away by car.

Lyvin Bingin

Lyvin's property in the Berawa part of Canggu, on the island's south-west coast, run by the company's own hospitality team.

Signature style

The interiors are Japandi: Japanese restraint with Scandinavian practicality and warmth, natural materials, and as little plastic as possible in the fit-out. Outside, the buildings follow the slope of the land, the glazing runs from floor to ceiling, and trees that were on the plot before construction stay where they were.

THE HONEST VIEW

Strengths & considerations.

Where Lyvin Properties shines
  • One company builds and runs the estates, under its own hospitality brand
  • Low density by design: more than half of the Melasti estate is left green
  • The villas at Melasti face the Indian Ocean from a quiet hill in Ungasan, close to the Bulgari, Alila, Six Senses and Karma Kandara resorts
  • Finished Lyvin estates are already open, so you can stay in one before you buy
  • The Melasti interiors won an Asia Pacific Property Award in 2026
Worth considering
  • Lyvin is a small developer with three properties in operation, so its record is shorter than that of Bali's older builders.
  • The villas on sale belong to the second phase at Melasti, which is still under construction.
  • Foreigners cannot hold Indonesian freehold, so Lyvin villas are sold on long leases. Have an independent notary read the lease term and the extension clause before you sign.

GOOD TO KNOW

Common questions about Lyvin Properties.

Who is behind Lyvin Properties?+

Alexander and Victoria Sokovykh, a married couple who have lived in Bali for many years and have built there since 2018. Alexander is the founder and chief executive and handles the legal and financial side. Victoria is the co-founder and product director and designs the interiors. The Indonesian company is PT Lyvin Properties Indonesia.

What has Lyvin built in Bali?+

Three properties that already take guests. Lyvin Bingin is ten three-bedroom villas among teak trees near Bingin Beach. Lyvin Berawa is in the Berawa part of Canggu. At Lyvin Melasti in Ungasan the first eighteen villas are open, next to a building of twenty ocean-view suites, and a second phase of villas is under construction.

Where exactly is Lyvin Melasti?+

On a hill in Ungasan, on the Bukit Peninsula at the southern end of Bali. The plot sits between a canyon and the forest, about five minutes from the main road, and Melasti Beach is a seven-minute drive. The Bulgari, Alila, Six Senses and Karma Kandara resorts are close by and open their restaurants and beach clubs to visitors.

Who looks after the villas once they are built?+

Lyvin does. Its estates run under the company's own hospitality brand rather than an outside operator, so the restaurant, the spa and the day-to-day service at Melasti are handled by the same people who built the place.

Can a foreigner own a Lyvin villa?+

Yes, on a long lease. Indonesian freehold, Hak Milik, can only be held by Indonesian citizens, so Lyvin sells its villas on leasehold with an option to extend, and the term is set in each project's lease. Have an independent notary go through the lease before you sign.

Has Lyvin won any awards?+

Yes. The interiors of Lyvin Melasti, designed by Victoria Sokovykh, won the Hotel Suite Interior category for Indonesia at the 2026 Asia Pacific Property Awards.
