About the project
Layan is the fifth phase to be launched at Masaar 3, the forested master plan by Arada in Sharjah. The homes on sale are three and four-bedroom townhouses and four and five-bedroom standalone villas, the largest of them with a private swimming pool. Every home has its own garden and covered parking, and smart home technology comes fitted as standard.
The homes
A three-bedroom corner or end townhouse measures about 2,342 square feet, a four-bedroom townhouse about 2,559 and a four-bedroom corner or end townhouse about 3,139. The four-bedroom villa reaches about 3,765 square feet across a ground floor, a first floor and a roof floor. The Signature Villas are larger: about 4,356 square feet with four bedrooms and about 5,142 with five, while the five-bedroom Forest Signature Villa spreads about 6,736 square feet over three floors.
Every layout has a living and dining area, a laundry room, a guest bathroom and a maid's room with its own bathroom. The four-bedroom townhouses and the villa add a lobby, an under-stairs storage room and an ensuite master bedroom with a dressing room. The Signature Villas come with a private swimming pool, a majlis, a family room and an ensuite master bedroom with a dressing room.
Life in Masaar 3
Masaar 3 is planned for 4,000 villas and townhouses across eight gated districts, set among more than 100,000 trees. A forested spine links the shared spaces, walking trails and play areas, and at its centre is a swimmable forest lagoon with a waterfall. Residents also have basketball and padel courts, a café, a kids' adventure playground, an outdoor cinema, a wellness area, a duck pond, an adventure trail, the Zad food truck park, a community centre, a mosque, a family pool and a ladies-only pool.
Getting around
The community has direct access to Khorfakkan Road and easy access to Emirates Road (E611), and it lies a few minutes from Masaar 1, Masaar 2 and Khaled Bin Sultan City. Masaar Central, Tilal Mall, Nasma Central Park and Sharjah Mosque are about five minutes away. Sharjah International Airport, University City and Aljada take about 15 minutes, and Dubai International Airport and the Sharjah Corniche about 20.
Buying at Layan
Layan is sold off-plan, with completion anticipated in the third quarter of 2029. Buyers pay 5% as a down payment, then six instalments of 5% within 30, 210, 390, 570, 750 and 930 days of the reservation, and the remaining 65% on completion.
