About the project
Sobha Coastline Beach Residences is a group of four towers on the shore of Sobha Siniya Island, the island community Sobha Developer is building off the coast of Umm Al Quwain. The towers stand between a natural beach and a seawater lagoon, and the homes on sale are 1 and 2 bedroom apartments and 3 bedroom duplexes.
The project is off-plan and under construction, with handover planned for Q3 2028. It is sold on a 60/40 plan: 20% on booking, 40% spread over the construction period and the final 40% on handover.
The residences
The towers are named A to D, and the developer’s plans orient the homes towards the beach, the lagoon, the green spaces or the park. The 1 bedroom apartment starts at 663 sq ft. The 2 bedroom apartments run from 776 sq ft to about 991 sq ft. Most layouts have a balcony, some add a powder room, and a few homes at ground level open onto a yard.
The 3 bedroom homes are duplexes over two levels, starting at 2,022 sq ft. Each has a study, a maid’s room and a powder room, and most also come with a balcony and a yard. In Tower A, every unit is handed over fully furnished, so owners can move in without buying furniture first.
Amenities
Residents have a natural beach on the sea side and a lagoon beach on the other, and some residences step straight out onto the lagoon sand. Shared facilities include an infinity pool facing the beach, a fitness centre, a community centre, children’s play areas, landscaped parks and an outdoor cinema. There is retail space on the upper ground floor, and cafés line the beachfront street. On the water, the developer lists jet skiing, paddle boarding, kite surfing, snorkelling and scuba diving.
Location on Siniya Island
Siniya Island lies off the Umm Al Quwain coast. Its white sand beaches and mangroves are home to gazelles, oryx, flamingos and rare turtles, and a 1.7 km bridge connects it to the mainland.
By car, Marjan Island is about 10 minutes away, Sharjah about 30 minutes and Dubai about 50 minutes. Across the wider Sobha Siniya Island plan, the developer is also building a golf course, a marina with a yacht club, a retail boulevard, a helipad, parks and resorts.
