Ajmal Makan Verde Villas in Ajmal Makan City, Sharjah

Verde Villas is a limited collection of 32 four-bedroom garden villas by Ajmal Makan Developer on Al Thuraya Island, a residential island within Ajmal Makan City on the Sharjah waterfront. The homes sit on the quiet inner side of the island, among gardens, water channels and mature shaded trees. Completion is planned for December 2028.

The villas

Every villa has a ground and a first floor, with a built-up area of 4,626 sq ft on a plot of 3,390 to 4,053 sq ft. Each one holds four bedrooms, six bathrooms, a maid's room, two living areas, a dining area, a kitchen, a laundry room, two balconies and two covered parking spaces. The architecture is warm and contemporary, with overhanging linear louvres, a wide upper-floor balcony, natural materials and floor-to-ceiling glass doors that open straight onto the garden.

Inside the home

On the ground floor, a large foyer opens into the open-plan living and dining areas, which lead directly to the landscaped garden and the terrace deck. The ensuite guest bedroom can also serve as an office, and the maid's room has its own bathroom, next to the laundry room.

Upstairs, the master bedroom has a walk-in dressing gallery, a spa-inspired ensuite and a private balcony. The two other bedrooms each have an ensuite and built-in wardrobes, and between them is a central family lounge that can also work as a study. Soft natural tones, warm textures and porcelain tile floors run through the house.

Garden and outdoor space

Each villa has a walled private garden lawn and terraces, and the structure is built with provision for a private pool. Shaded pathways and mature tree canopies surround the homes, which sit along inland lagoons and calm channels, minutes from the private beach.

Island life

Al Thuraya Island is planned around calm lagoons, landscaped gardens and shaded walkways. It has more than 564,000 sq ft of private beaches and more than 1.3 million sq ft of greenery, and parks and open water make up 60% of the island. Residents have private beach access with a beach lounge, lagoon docks, a floating platform and water sports, shaded cycling and jogging circuits, a fitness centre, a spa and community pools. There are also kids' play areas, pet parks, BBQ lawns, a mosque, retail boutiques and waterfront dining.

Getting around

Ajmal Makan City spreads across eight natural islands and 60 million sq ft, with 36 km of waterfront and an 800-berth marina. The master plan also includes a water park, international education, commercial centres, hotels and medical facilities. Sharjah International Airport is 30 minutes away and Dubai International Airport 35 minutes. The main road links are Al Ittihad Road, Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611).

Buying

There are two payment plans, both 30/70. UAE residents pay 10% down, 20% during construction and 70% over two years after handover. Overseas investors pay 20% down, 10% during construction and the same 70% over two years after handover. Expressions of interest (EOI) are open ahead of the launch.
