Wembley

Wembley is a district of the London Borough of Brent, about eight miles north-west of Charing Cross, and the whole country knows it for Wembley Stadium, home of the England football team, and the OVO Arena next door. Around them, the old car parks and warehouses of Wembley Park have been rebuilt by Quintain as a new town quarter: a £2.5 billion plan approved in 2016 for more than 7,000 flats, a seven-acre park, the London Designer Outlet, Boxpark and the Troubadour theatre. Away from the stadium, most of Wembley is inter-war semi-detached houses and terraces, home to one of London's most mixed populations. In the south of the district the Paddington Arm of the Grand Union Canal and the River Brent run close together, and that is where Berkeley's Grand Union is building 3,350 homes with 14 acres of gardens, meadows and riverside walks. Wembley has an unusual number of stations for outer London: the Jubilee and Metropolitan lines at Wembley Park, the Bakerloo line and Overground at Wembley Central and Stonebridge Park, the Piccadilly line at Alperton, and Chiltern trains to Marylebone from Wembley Stadium station.

CONNECTIVITY

Where Wembley sits.

The North Circular (A406) runs past the southern edge of Wembley by Stonebridge Park, linking it to the A40 towards central London and the west, and to the M1 further north. The Harrow Road (A404) runs through the middle of the district. On event days at the stadium and arena the roads and stations around Wembley Park are crowded, and parking near the stadium is restricted. For cyclists, the Grand Union Canal towpath is a traffic-free route of about five and a half miles to Paddington.

THE DATA

The numbers. No fluff.

A great deal of new housing has gone up in Wembley, almost all of it flats in large schemes: the new streets of Wembley Park beside the stadium, the rebuilt town centre at Wembley Central and, in the south, Grand Union by the canal and the River Brent. Many of the Wembley Park flats are in purpose-built rental buildings, so renting is a normal way of life here. The new flats draw buyers who want a new-build home with fast lines into the West End, while the older suburbs around them remain family territory. A foreign national can buy in their own name with no permission needed. Flats are sold leasehold (Grand Union leases run for 999 years from 2021) with a yearly service charge, and new leases normally carry a peppercorn ground rent. A buyer who is not UK resident pays Stamp Duty Land Tax with a 2% surcharge, and 5% more if they already own a home anywhere else. London prices fell over the year to mid-2026, and buyers have been taking their time.

IS IT RIGHT FOR YOU?

Who Wembley suits best.

A strong fit if you're…
  • Buyers who want a new flat with strong transport: four Underground lines, the Overground and Chiltern trains within the district, and Baker Street about 12 minutes from Wembley Park
  • Those who like green space and water: Fryent Country Park, Barham Park, the canal towpath and the River Brent, with 14 acres of open space at Grand Union alone
  • Buyers who want everyday services on the doorstep: the new schemes come with shops, cafés, gyms, nurseries and concierge
Look elsewhere if you want…
  • Event days are busy: concerts and matches at the stadium and arena bring crowds and road closures around Wembley Park, so check how close a flat is to the event routes
  • Much new stock competes for the same buyers and tenants: thousands of flats have been built nearby, so compare specification, floor and view rather than relying on the location alone

GOOD TO KNOW

Common questions about Wembley.

Can a foreign national buy property in Wembley?+

Yes. There is no legal restriction on foreign nationals buying a home in England in their own name. New flats are sold leasehold; at Grand Union the leases run for 999 years from 2021. Most new leases granted since 30 June 2022 carry a peppercorn ground rent, which in practice means none, and new homes come with a 10-year building warranty. Your solicitor will check your identity and where your money comes from before exchange.

Does buying in Wembley give me the right to live in the UK?+

No. The UK has no visa or residence route based on buying property. Owning a flat gives no right to live in the country; visas come from work, study, family or founding a business. Long stays can make you UK resident for tax, so speak to a tax adviser before planning them.

How do you get from Wembley into central London?+

Quickly, and by several routes. From Wembley Park, fast Metropolitan line trains reach Baker Street in about 12 minutes, and the Jubilee line runs through Bond Street, Westminster and London Bridge. From Stonebridge Park the Bakerloo line reaches Oxford Circus in about 26 minutes, and Paddington is eight stops away. Chiltern trains from Wembley Stadium station run to Marylebone. Heathrow is roughly 30 to 40 minutes by car outside the rush hour.

What is being built in Wembley?+

Two large schemes stand out. At Wembley Park, Quintain's plan for the land around the stadium covers more than 7,000 flats, a seven-acre park, the London Designer Outlet, Boxpark and a theatre. In the south of the district, Berkeley's Grand Union is building 3,350 homes between the Grand Union Canal and the River Brent, with 14 acres of gardens, meadows and riverside walks, a canalside piazza and everyday shops, a gym and a nursery on site.

What taxes does an overseas buyer pay on a Wembley flat?+

Stamp Duty Land Tax is due on completion. A buyer who has not spent 183 days in the UK in the year before the purchase pays a 2% non-resident surcharge on top of the standard rates, and a further 5% if they will own another home anywhere in the world. The 2% can be reclaimed later if you spend enough time in the UK. Owners pay council tax and a service charge; rental income and gains on sale are taxed in the UK. Ask a UK tax adviser for your own figures.

Can I let my Wembley flat on short stays during events?+

Only within limits. In Greater London a home can be let for short stays for up to 90 nights a year in total without planning permission, and only by the person who pays its council tax. Many new-build leases and buy-to-let mortgages do not allow short lets at all, so read the lease first. Letting to tenants on ordinary tenancies is allowed under the private rented sector rules.
