About the project
Emaar Golf Hills is a residential building by Emaar Properties in Emaar South, Dubai, the community Emaar is laying out around a championship golf course. This page covers its three-bedroom townhouses: six homes on two levels, set on the ground and podium floors of the building, each with 3,081 sq ft (286 m²) in total including its terrace and balcony.
The project is sold off plan, with handover planned for Q3 2029. Payment follows an 80/20 plan: 10% on booking, 70% during construction and the remaining 20% on handover.
The townhouses
The six townhouses, numbered TH-01 to TH-06, come in two layout types with identical areas. Each has 2,197 sq ft of interior space and 884 sq ft outdoors, split between a terrace on the lower level and a balcony upstairs.
Downstairs, the entrance foyer leads into a living and dining room with the kitchen alongside, and from there out to a terrace of 12.6 by 4.4 metres. The same level holds a guest toilet, a laundry, a store and a maid’s room with its own toilet. The three bedrooms are upstairs. The main bedroom has a walk-in wardrobe and a private bathroom, the other two share a second bathroom, and all three face a balcony 12.6 metres long.
Emaar’s finish palette is warm wood, textured stone, metal and glass. Kitchens come with integrated appliances, and the homes are handed over unfurnished, so the furniture is the owner’s choice.
Amenities
Residents have an infinity-edge pool and a separate kids’ pool, indoor and outdoor gyms, indoor and outdoor yoga areas, a padel court, BBQ areas and a children’s play area. The 18-hole golf course is on the amenity list too, and Emaar describes the pool as overlooking the fairways.
Location
According to the developer, Emaar South is about a five-minute drive from Al Maktoum International Airport. Dubai Marina is around 30 minutes away by car, Downtown Dubai and Burj Khalifa about 35 minutes, and Dubai International Airport about 45 minutes.
Emaar is planning the community for families, with footpaths, schools, shops, healthcare and hotels inside it and green landscaping around the golf course.
