About the project
Khalid Bin Sultan City is a new mixed-use city by Beeah Developer in Rodhat Al Sidir, Sharjah, with a concept masterplan by Zaha Hadid Architects. Its first phase is a collection of three and four-bedroom townhouses and four and five-bedroom villas, every one of them with a private garden.
The homes are sold off plan. Three-bedroom townhouses follow a 40/60 plan: 5% on booking, 35% during construction and 60% on handover. Four and five-bedroom homes pay 5% on booking, 25% during construction and 70% on handover.
Townhouses and villas
The Phase One homes were designed by TKDP, an architecture and masterplanning studio. Three-bedroom townhouses start at 2,535 sq ft and come as typical, corner and corner twin units, with a choice of open or closed kitchen. Four-bedroom townhouses start at 3,244 sq ft. Both are set over two floors, with a maid’s room, covered parking and a master bedroom with its own dressing room.
The villas are planned for larger households. The four-bedroom villa starts at 3,882 sq ft and has a guest bedroom on the ground floor and covered parking for two cars. The five-bedroom villa adds a majlis, a driver’s room and parking for three. All homes are solar-ready, with insulated walls, high-performance glazing and smart home systems.
Parks, pools and the Lifestyle Avenue
Each neighbourhood has its own park. Phase One alone brings a swimming pool, a children’s play area, a sports area, outdoor fitness stations, a community garden, a community centre and a retail mall, plus the first 2.5 km of a 6.1 km jogging track. Footpaths link the neighbourhood centres, about five minutes’ walk apart.
The wider masterplan adds a sports complex, gyms, cycling tracks, a contemporary mosque and a cultural centre for exhibitions and performances. Its main street is the Lifestyle Avenue, a pedestrian promenade of shops and restaurants.
A net zero-ready city in Sharjah
BEEAH is building the city to LEED standards as a net zero-ready community. Solar and waste-to-energy systems supply power, recycled water irrigates the landscaping and household waste goes into BEEAH’s own collection and recycling network. Residents get EV charging, smart parking, e-scooters and electric public transport, managed through one app that also covers the home, health and retail.
Rodhat Al Sidir is linked to every emirate by Al Dhaid Road and Khorfakkan Road. Within the city, the neighbourhoods are laid out around shaded walkways, open green space and car-free zones.
