Takmeel Divine Al Barari is a 17-storey residential building by Takmeel Development in Majan, Dubai. It stands on a corner plot in Wadi Al Safa 03 and holds 291 homes, from studios to three-bedroom penthouses. The developer promises 270-degree green views, with Al Barari, Majan Park and Global Village on the horizon.
The payment plan is 50/50: 10% on booking and 40% during construction, then the remaining 50% within 36 months after handover. Takmeel also offers a 40/60 plan, with 10% on booking, 30% during construction and 60% on handover.
The residences
Studios start from 431 sq ft, one-bedroom apartments from 893 sq ft and two-bedroom apartments from 1,115 sq ft. The three-bedroom penthouses start from 2,510 sq ft.
Ceilings are high and the windows run from floor to ceiling, in glass that cuts the heat. Kitchens have a marble island with a built-in dining table, soft-close cabinetry and integrated appliances, and bathrooms come in marble with rain showers. The balconies are covered for use all year, and many of them hold a private pool.
Pools, sport and shared spaces
The developer lists 32 amenities across the ground floor, the first floor and the roof, and much of it is water: a beach pool, a lap pool, an infinity leisure pool, a kids’ pool with a splash pad, jacuzzis, steam and sauna rooms, and an aqua gym.
For exercise there is a mixed-use gym, an outdoor gym, a yoga area, a jogging track, a multi-purpose sports court, mini golf, table tennis and an archery area. Residents also have cabanas, sunken seating, a café, a party lounge, a viewing deck, a family garden, a zen garden, a kids’ play area and a co-working space, with a concierge and 24/7 security.
Location in Majan
Majan lies where Sheikh Mohammed Bin Zayed Road meets Al Ain Road, part of the Dubai Green Spine, with schools, parks and shops inside the community. Al Barari Park is about four minutes away by car, IMG Worlds of Adventure and Cityland Mall about six, and Global Village nine.
Meydan Hotel is around 14 minutes away, and Dubai Mall and Dubai Design District take 17 to 19 minutes. Kite Beach is 23 minutes away and Al Maktoum International Airport 34. Takmeel has built across Dubai and Ajman, including Divine Residences and Divine Living in Arjan.
