About the project
Orangerie Hills is a collection of five villas above Batumi, in the citrus groves of Khelvachauri. Five is the whole project. Minda Sakhli says it will not build more than the slope holds.
The houses are Aurelia, Neroli and Aira at 290 m² total each, and Montelia and Marina, the largest at 370 m². The developer breaks those totals down: 172 m² of living space in a 290, 223 m² in the 370, the rest being the rooftop lounge and the terraces. Every villa is handed over turnkey: finished, furnished and with the engineering in place, so there is nothing left to specify after the keys.
The architecture is Japandi, which here means restraint in the massing and natural stone and timber against the landscape rather than in front of it. Glazing runs floor to ceiling so the garden reads as part of the room. Each house has a private pool of six by three metres facing the mountains, master bedrooms with their own dressing rooms and bathrooms, and a usable rooftop lounge of 73 m² on a 290 and 120 m² on Montelia. Starlink and a 5G mast cover the site, which matters more here than it sounds: this is a hillside, not a boulevard.
The structure is monolithic reinforced concrete in C30/37 with B500B rebar. Glazing is Schüco and Alumil in thermally broken aluminium, heating is Rehau and Uponor underfloor water with condensing boilers, waterproofing is Mapei and Sika, electrics are Schneider and ABB on non-propagating LSZH cable, security is Ajax with leak, smoke and motion sensors, and the sanitaryware is Geberit and Grohe on concealed carriers.
The setting is quiet on purpose. A school and a kindergarten are two minutes away, Batumi International Airport thirteen, the centre of Batumi twenty-three, and the beaches at Gonio and Chakvi between twenty and twenty-nine. Ownership is freehold, land included, and registration at the House of Justice takes one to two days.
Entry is 16.7% of the price, with the balance over eighteen months at no interest. The first phase hands over in December 2027 and the second in December 2028.
