About the project
J Haus Residences is a low-rise apartment building in Jumeirah Village Circle (JVC), Dubai, by Hirat Real Estate Developments, a developer that specialises in residential projects in JVC. Apartments fill the ground floor and the four floors above it, with two basement parking levels below and a rooftop given over to shared space. The homes are studios, one-bedroom and two-bedroom apartments.
The payment plan is weighted towards the years after you move in. You pay 10% on booking and 30% during construction, then 1.5% at handover, and the remaining 58.5% is spread over ten years after handover. A five-year version is also available, with 3% at handover and 57% over the following five years.
The apartments
Studios start at 440 sq ft, one-bedroom apartments at 674 sq ft and two-bedroom apartments at 1,092 sq ft. Floor-to-ceiling windows let daylight into interiors finished in soft neutral tones. The one-bedroom layouts have an open kitchen, and the two-bedroom homes come with en-suite bathrooms.
Every apartment has a built-in Murphy bed. Folded into the wall it leaves room for a desk during the day, and at night it comes down as a full extra bed, which matters most in a studio.
Shared amenities
The ground floor is built around a planted courtyard with a swimming pool and sun loungers. Indoors there is a gym, separate sauna and steam rooms for men and women, a private cinema, a music studio, a library, a billiard room, a social hall for gatherings and a kids’ area.
The roof is a second floor of amenities. It has a basketball court and a badminton court, three barbecue zones, seating around two fireplaces, an open-air cinema, a meditation zone and a children’s play area.
Location in JVC
JVC sits close to three of Dubai’s main roads: Al Khail Road, Sheikh Mohammed Bin Zayed Road and Hessa Street. Each of them links the community to the city’s main routes.
Everyday needs are nearby. Circle Mall is in the community, along with supermarkets such as Spinneys, Choithrams and Nesto Hypermarket, clinics including Aster Medical Clinic and Life Medical Center, and green space at Halfa Park and Community Park North and South. Families have JSS International School and the Kids World and Ladybird nurseries within the area.
