About the project
Nyx Xenia Residences is a low-rise building of 73 apartments by Nyx Properties in District 13 of Jumeirah Village Circle (JVC), Dubai. It has a ground floor and four storeys above it, with parking in the basement. The homes on sale now are one-bedroom and two-bedroom apartments.
The main payment plan runs past handover. Buyers pay 10% on booking, 25% during construction and 20% on handover, then the remaining 45% over 36 months, which the developer sets at 1.25% a month. A 30/70 plan is also available: 10% on booking, 20% during construction and 70% on handover.
The apartments
One-bedroom apartments start at 806 sq ft and two-bedroom apartments at 1,024 sq ft. Sizes vary with the layout and the floor, and some of the two-bedroom homes are considerably larger than the starting size. The developer’s floor plans show a balcony with each layout.
Inside, the developer has gone for soft neutral tones, warm wood, glass details and layered lighting. Smart building systems control the lighting, climate and security, and the building uses energy-efficient systems, water-saving fittings and sustainable materials.
Amenities
Residents share a temperature-controlled swimming pool, a gym, a children’s play area and a residents’ lounge. Outdoors there is a barbecue and dining area set in landscaped gardens, and security and surveillance run around the clock.
Location in JVC
Jumeirah Village Circle is a residential community of apartment buildings and villas with parks, schools, shops and clinics close by. From District 13 there is quick access to Al Khail Road and Hessa Street.
The developer puts Dubai Marina about 10 minutes away by car and Downtown Dubai about 15 minutes. Circle Mall, Mall of the Emirates, JSS International School and Nord Anglia International School are among the places its brochure lists nearby.

Handover
Handover is planned for Q1 2027. The developer reports construction at 42.11% complete, with the foundations and main structure already finished.
