About the project

Sobha Siniya Island is a villa community by Sobha on Siniya Island, off the coast of Umm Al Quwain on the Gulf. The villas on sale have four, five or six bedrooms, and each stands on its own plot with a garden and an infinity pool.

The payment plan is 60/40: 10% on booking, 50% during construction and the remaining 40% on handover. Around the homes, the masterplan includes an 18 hole golf course, a marina and a private beach.

Four, five and six bedroom villas

The four bedroom villas start from 4,822 sq ft over a ground floor, a first floor and a roof terrace. On Sobha’s plans the ground floor holds the living and dining area, the kitchen, a guest bedroom, a maid’s room and a garage for two cars. Upstairs, the master bedroom and two more bedrooms open off a family lounge, and in some layouts the living room is double height.

Five bedroom villas start from 7,226 sq ft and six bedroom villas from 9,740 sq ft. Depending on the type, the larger villas have a full second floor or a roof terrace. Sobha describes the villas as facing the sea, with access to the boardwalk and views over the lagoon waterfront. Plot shapes and pool sizes vary from plot to plot.

Golf, marina and beach

The 18 hole golf course is laid out with the sea as its backdrop. At the marina, a boardwalk of cafés and restaurants serves boat owners and residents, and a retail boulevard adds shops and pavement cafés. Residents also have a private beach.

Beyond the built areas, the island keeps its white sand beaches and mangroves, and the developer’s brochure lists gazelles, oryx, flamingos and rare turtles among its wildlife. Siniya is known as the oldest pearl fishing town in the Gulf, and an Eastern Christian monastery and a bishop’s palace once stood here, so the island is also a site of archaeological interest.

Location and developer

Siniya Island is about 50 minutes by car from Dubai, 30 minutes from Sharjah and 10 minutes from Al Marjan Island. Sobha presents it as a secluded place that stays within easy reach of both cities.

Sobha works on a backward integrated model: its own teams handle architecture, design and engineering, and the company makes its building materials and finishes in its own factories.

Sobha Realty
Among Dubai's highest build-quality standards — powered by backward integration.
Sobha Realty is the UAE flagship of the international Sobha Group, founded in 1976 by P.N.C. Menon and headquartered in Dubai; the group is now chaired by his son Ravi Menon. The company's defining trait is backward integration — Sobha owns its own construction, modular, façade, metalwork, and electrical factories, giving it complete control over every component of the building process. That control produced a record AED 23 billion in sales in 2024 (up ~50% year on year) and some of the finest construction and finishing quality in Dubai, which consistently commands a premium in the secondary market.
