Wyndham Batumi carries one of the world’s most recognised hospitality names onto First Line Gonio, the unhurried southern edge of Batumi where the Black Sea shoreline gives way to the green slopes of Adjara. Standing on the front row of the coast, the tower is built around the idea of a serviced address — somewhere an owner can lock up and leave, and a guest can check in, with the Wyndham brand behind the day-to-day running.

Apartments are handed over turnkey and fully furnished, opening with sea-view studios and stepping up to one-bedroom homes, including a Front Lux tier that sits closest to the water. Ceilings stand at three metres, a twenty-five-metre outdoor pool anchors the leisure deck, and guest parking is set aside on site for short-stay visitors rather than sold off to residents.

Construction is already moving, with completion planned for the end of 2027. The pull for buyers is the pairing of a managed, rentable address on a limited beachfront strip with a payment plan that asks for very little up front and charges no interest across the build. Georgia welcomes foreign buyers on the same freehold terms as locals, with no nationality restriction on ownership.

The complex is planned as a full five-star operation rather than a bare apartment block: 576 branded residences sit above a private beach, an outdoor pool, a panoramic restaurant, an a la carte restaurant, a fitness centre and a conference hall, with day-to-day upkeep handled by the management company so owners are not running the unit themselves. Interiors are finished to Wyndham’s international specification — furnished studios open with a compact fitted kitchen, oven and integrated appliances, and the same brand standard applies to the corridors and shared areas. The developer, NEXT, is an international group with more than 6,000 hotel rooms and branded apartments and roughly 450,000 m² built across Georgia, the UAE and Kenya, and the residence has drawn recognition including the World Travel Awards and Luxury Lifestyle Awards.

Pricing opens at $125,000 for a furnished studio and runs to roughly $282,000 for the largest Front Lux one-bedroom. A representative structure is 10% on signing, 50% spread interest-free across construction, and the remaining 40% on completion in early 2028.

Return on investment: because the apartments are let through the Wyndham-managed rental programme, the developer models income net of a 40% brand fee, an annual service charge and a 5% tax. On its analysis, a 31.63 m² sea-view studio bought at $116,398 averages an 11.51% annual return over the first ten years — a cumulative $128,092, or about 110% of the purchase price — while a larger 43.28 m² studio at $130,152 averages 11.74% a year, roughly $145,876 (112% of price) over the decade. Forecast occupancy climbs from around 50% at opening in 2027 to about 75% by the mid-2030s, with the average daily room rate rising from $82 to $122 over the period, lifting the net yield from the 6–7% range in the first full year into the low-to-mid teens as the building matures. These are the developer’s projections rather than guaranteed figures, and actual returns will depend on room rates and occupancy.
