Gardens Batumi takes a front-row plot on First Line Gonio, the green southern reach of the Batumi coast where the Black Sea runs up against the wooded foothills of Adjara. The name is earned: the scheme is laid out around planted terraces and shared landscaping rather than a single hard slab of tower, giving the lower-priced studios a genuine resort feel instead of a city block on the sand.

The range is broad. It opens with renovated mountain-view studios from 30 square metres, climbs through one-bedroom apartments that stretch to nearly 90 square metres, and tops out with two-bedroom homes of up to 113 square metres — each available either as a white-box shell or in a renovated, move-in finish. Ceilings reach 3.3 metres, an outdoor pool sits within the gardens, and on-site parking is offered as a paid add-on.

For buyers the draw is a low cash hurdle on a beachfront address: a small reservation deposit, an interest-free instalment run across the long build, and the balance held back until handover. Georgia places no restriction on foreign freehold ownership, so an overseas buyer holds the home on exactly the same terms as a local one.

At full build the scheme runs to roughly 470 apartments across two blocks, wrapped around the planted olive courtyard that gives the project its name and its identity — the design takes the olive tree as its motif, threading mature trees and garden terraces through the complex rather than treating greenery as an afterthought. Shared amenities are pitched at resort level: outdoor and rooftop pools, panoramic rooftop restaurants and bars overlooking the Black Sea, a fitness centre and sauna, a lobby and a co-working space with high-speed internet, ground-floor commercial units, and a dedicated children’s zone.

The plot sits on the first line of the beach at Gonio–Kvariati, the southern tip of the Adjara coast where the mountains drop almost to the water. The setting brings a distinctive mountain-and-sea microclimate and some of the cleanest water on the Georgian Riviera, while remaining about fifteen minutes from central Batumi and only five minutes from the Turkish border. For overseas buyers there is a further draw beyond the freehold title: a qualifying real-estate purchase of $150,000 or more (the threshold since March 2026) can support an application for a Georgian residence permit.

Next Gardens is delivered by Next Group, a developer with a decade of activity in the region, offices across six countries and a portfolio running to several thousand delivered apartments. The group has been recognised at the World Travel Awards 2023 and the European and Titan Property Awards, and full property maintenance is offered through its in-house management company — the same operator that runs the building’s rental programme.

Headline pricing starts at $65,000, with the larger two-bedroom layouts reaching into the mid-two-hundred-thousands and renovated tiers higher again. A representative structure is 15% down, the balance spread interest-free across construction, and the remainder due on completion, which is scheduled for 2029.

Return on investment: the developer’s own ROI model, run on two representative sea-view studios, projects income net of a 40% management fee, service charges and a 5% income tax. On that basis a 32.97 m² studio bought at $87,370 is modelled to average a 10.96% annual return over the first ten years — a cumulative $90,674, or about 104% of the purchase price — while a 28.83 m² studio at $92,256 averages 10.98% a year, roughly $96,007 (also around 104% of price) over the decade. In both cases the modelled net yield starts in the 5% range in the first full year and climbs past 14% by the mid-2030s as the building matures, with forecast occupancy rising from 47% at opening to 75% and the average daily room rate increasing across the period. These are the developer’s projections rather than guaranteed figures, and actual returns will depend on room rates and occupancy.
