About the project
Grand Avenue is the largest project Archi has taken on in Tbilisi: a new district on the grounds of the old wagon-repair factory on Tsotne Dadiani Street. It was once the main workshop of the South Caucasus Railway and has stood idle for decades. The factory halls are kept in their original form and given new lives, and around them rise homes, offices, parks and sports grounds. Archi calls it a city within a city.
Three international names shaped the plan. Wei Yap Ooi of Wei Yap Architecture is the chief architect, Jan Dijkema of Chapman Taylor's Madrid studio drew the masterplan, and Bob Earl, founder of Oculus, leads the landscape. Three quarters of the land is given to greenery and recreation, with 11 hectares of parks, cycling paths and children's play areas.
The old factory becomes the district's public heart. Part of it turns into a gastronomy hall of cafés and restaurants, another part into co-working space for start-ups and freelancers, and a museum keeps the site's story. Around them are 35-metre indoor and outdoor swimming pools, a gym and spa, nine tennis and padel courts on the rooftops, football and basketball courts, a school and a kindergarten, and multi-level indoor parking.
Three blocks are on sale. Blocks E and F are the Premium class, with a lounge, children's rooms, a hotel-style lobby with reception, aluminium windows and doors, and central heating and cooling. The gym and swimming pool are in Block E, and Block F residents use them too. Block G is the Comfort class, with uPVC windows and doors and individual heating and cooling. Homes begin on the fourth floor, and the blocks rise 15, 27 and 30 storeys, with clear ceilings of 3.07 metres.
The apartments run from studios to three bedrooms. Blocks E and F are handed over in premium shell condition and Block G in green shell: plastered walls, screeded floors, the electrical system and risers in place and a steel entrance door, ready for the owner's own finish. Archi can also carry out the interior on request.
Construction begins in February 2027. Block F is due in August 2029, Block E in June 2030 and Block G in September 2030. The price list offers several payment plans, among them 20/80, 30/70 and 10/10/10/10/60, and paying in full before completion earns a discount.
The site lies near Dinamo Stadium, 150 metres from Nadzaladevi metro station, and a new road tunnel will connect it directly with Tsereteli Avenue. Archi, founded in 2006, has completed more than fifty projects across Georgia and works under an ISO 9001:2015 certified quality system.
