The northern end of Bali's west coast resort strip: a long sandy beach, shopping streets and villa lanes.

Seminyak

Seminyak is an urban village (kelurahan) of the Kuta district in Badung, on Bali's west coast just north of Kuta and Legian. The three run into one another along the shore, and Seminyak is the northern end of the strip, a mix of hotels, restaurants and homes where many foreign residents live. It covers only about 2.65 km². The beach is a long stretch of grey sand, calmer than Kuta's, and changes its name as you walk north: Double Six near the Legian end, then Seminyak Beach, then Petitenget, where the sea temple Pura Petitenget stands by the sand. Inland, Jalan Raya Seminyak, the continuation of Jalan Legian, runs parallel to the coast, and Jalan Kayu Aya, which most people still call Jalan Laksmana or Jalan Oberoi, is lined with boutiques, design shops and restaurants. On the eastern side the Sunset Road bypass carries traffic between Kuta and Kerobokan. Ngurah Rai airport is about 10 km away, close by Bali standards. Behind the shopping streets are lanes of private villas, and Palmera's project here, Minori, is a gated complex of 11 villas a few steps from Sunset Road. For foreign buyers the rules are those of all Bali: a long lease or a Hak Pakai title, never freehold.

CONNECTIVITY

Where Seminyak sits.

Traffic is the main complaint in Seminyak. Jalan Raya Seminyak and Jalan Kayu Aya are narrow and often jammed, Jalan Laksmana worst of all, and the Sunset Road bypass on the eastern side is usually the quicker way north or south. The airport is about 10 km away: some 15 minutes in light traffic, a good deal longer at peak times. For short trips many people walk or ride a scooter, and use ride-hailing cars for the rest.

No rail
Bali has no metro or urban rail, and none is under construction. A line from the airport through Kuta and Seminyak to Berawa and Cemagi has been planned for years but has no investor.

THE DATA

The numbers. No fluff.

Seminyak suits buyers who want a finished neighbourhood rather than a new one. It is one of the best-known resort areas on the island: the beach, restaurants, shops and spas are all in place, many foreigners live here, and the airport is about 10 km away. Palmera's project here, Minori by Eco Invest Group, is a gated complex of 11 villas, each with its own pool, plus a spa building, a few steps from Sunset Road. Its developer states a lease of up to 60 years in stages: the first 25 years prepaid, a 25-year extension written into the agreement and an optional 10 more, on land zoned for tourism. As everywhere in Bali, an extension is only as firm as the wording of the contract, and arrangements where an Indonesian holds the land for you are void and banned by a Bali regulation of 2026. Letting to holidaymakers is a licensed business, and from August 2026 unlicensed listings have been taken off the booking platforms. Prices in Indonesia must by law be quoted and paid in rupiah, even where a developer shows US dollars.

IS IT RIGHT FOR YOU?

Who Seminyak suits best.

A strong fit if you're…
  • Buyers who want everything close at hand: the beach, restaurants, boutiques, spas and supermarkets are a short walk or scooter ride away, and the airport about 10 km
  • People who will live here part of the year: Seminyak is home to many foreign residents, and private hospitals on Sunset Road and in Kuta are a few minutes away
  • Families: the French and Cambridge international schools in Umalas are a short drive north
Look elsewhere if you want…
  • Quiet streets: the main shopping streets are narrow and often jammed, especially Jalan Laksmana, so check how a villa is reached at busy hours
  • A lease bought without checking the papers: the lease term, the extension clause, the zoning of the plot and the building permit all need checking by an Indonesian notary before you pay

GOOD TO KNOW

Common questions about Seminyak.

Can a foreigner buy property in Seminyak?+

Yes, but not freehold. Freehold land (Hak Milik) in Indonesia is for Indonesian citizens only. A foreigner can hold a Hak Pakai, a registered right to use land for a fixed term, or a lease (Hak Sewa) from the Indonesian landowner, signed as a notarial deed. A Hak Pakai on privately owned land runs for up to 30 years and is renewed only by a new deed that the owner agrees to. Most villas sold to foreigners in Bali are leaseholds, and at Minori the lease is held through the developer's foreign-owned company (PT PMA). Arrangements where an Indonesian holds the land in their name on your behalf are void, and a Bali regulation of 2026 bans them outright.

Where exactly is Seminyak?+

Seminyak is an urban village of the Kuta district in Badung, on the west coast just north of Legian and Kuta. The three form one built-up strip along the beach, so the borders are hard to see on the ground. Roughly, Jalan Camplung Tanduk (Dhyana Pura) marks the Legian side, Sunset Road runs along the east, and to the north the area merges into Petitenget, which belongs to Kerobokan in North Kuta. Many listings use the name Seminyak for the Petitenget side as well.

How far is Seminyak from the airport, and what is traffic like?+

Ngurah Rai International Airport is about 10 km away, roughly 15 minutes by car in light traffic and much longer at peak times. Inside Seminyak the narrow main streets, Jalan Kayu Aya and Jalan Raya Seminyak, jam often, and Sunset Road on the eastern side is usually faster. Many residents walk or ride scooters for short trips. There is no rail in Bali, and the planned line through Seminyak has no investor.

Can I let my Seminyak villa to holidaymakers?+

Only as a licensed business. Short-term letting needs a business identification number (NIB) with the right business code (KBLI) from the national OSS licensing system, and guests pay regional hotel tax of up to 10%. Tourism zoning of the land is a precondition, not a licence in itself. In practice foreigners let through a licensed Indonesian operator or through their own foreign-owned company (PT PMA). In 2026 the Tourism Ministry had unlicensed listings removed from the main booking sites from 1 August.

Does buying property in Seminyak give me a visa?+

No. There is no visa for buying a leasehold villa. The Second Home Visa asks for at least US$130,000 in your own name at a state-owned Indonesian bank, or the purchase of an apartment worth US$1 million or more. It gives a stay permit of up to five years, renewable to ten in total. A leasehold villa does not count towards it.

What costs come on top of the price?+

For a registered title (Hak Pakai) the buyer pays acquisition duty (BPHTB) of up to 5%, and the land deed official's fee is capped at 1% of the deed value. A developer registered for VAT charges VAT, at an effective 11% in 2026. For a lease the notary's fee is negotiated and the contract says who pays the annual land and building tax (PBB), which is up to 0.5% of the assessed value. Rent from letting is taxed as well, at rates that depend on whether you are resident in Indonesia, so take advice before you sign.

Which projects does Palmera have in Seminyak?+

One at present: Minori by Eco Invest Group, a gated complex of 11 villas a few steps from Sunset Road. Each villa has its own pool, terrace and garden, and the complex has a shared pool, a lounge with a barbecue and a spa building. Two, four and five bedroom villas are on sale, and Double Six Beach is about five minutes away.
