Collection Batumi rises on the first line beside the Batumi Botanical Garden, one of the most distinctive addresses on the Georgian coast — a stretch where the city thins out and the shoreline runs alongside a century-old subtropical park. The setting buys two kinds of view from the same building: the Black Sea on one side and the wooded hills of the garden on the other.

The mix is deliberately broad. Homes start with compact mountain-view studios and widen to large two-bedroom layouts of up to roughly 147 square metres, with renovated finishes offered alongside the standard white-box handover. Generous 3.6-metre ceilings, a near-forty-metre pool and a large parking podium give the project the scale of a resort rather than a single block.

The brief is an all-in-one resort rather than a bare apartment block, and the shared infrastructure reflects that. Residents draw on five swimming pools — including a panoramic rooftop pool — alongside two restaurants, a lobby bar and rooftop and beach bars, a fitness centre, conference rooms and a coworking café-library, with children’s areas, a lounge, a courtyard and an open garden café rounding out the grounds. A 24/7 concierge, ten passenger and three service lifts keep the building running, and homes span studios through one- and two-bedroom layouts of 33 to 160 square metres.

The developer, NEXT, is an international group building across Georgia, the UAE, Spain and Kenya, with more than 6,000 hotel rooms and branded apartments and around one million square metres delivered to date, and recognition that includes the World Travel Awards and Luxury Lifestyle Awards. At Collection Batumi the day-to-day is handled by the NEXT management company, which takes on letting and full property maintenance so owners can hold the apartment as a hands-off rental rather than running it themselves.

For buyers the entry point is unusually low for a first-line position, opening at $85,000, while the payment terms ask only 10% to reserve and spread the balance across construction with a large slice deferred to completion. Georgia imposes no restriction on foreign freehold ownership, and the Botanical Garden frontage is a finite, protected piece of coastline.

Studios open from $85,000 and the largest renovated two-bedroom homes reach into the high five hundred-thousands. A representative plan is 10% on signing, 30% in interest-free instalments through the build, and the remaining 60% on handover in mid-2028.

Return on investment: the developer models rental income net of a 40% brand fee, an annual service charge and a 5% tax. On its analysis, a 40.8 m² sea-view studio bought at $122,400 averages a 10.52% annual return over the first ten years — a cumulative $128,777, or about 105% of the purchase price — while a 50 m² one-bedroom at $135,000 averages 11.05% a year, roughly $149,156 (110% of price) over the decade. Forecast occupancy climbs from the low 50s at opening in 2028 to the low-to-mid 80s by the mid-2030s, with the average daily room rate rising over the period, lifting the net yield from the 5–6% range in the first year into the mid-teens as the building matures. The developer separately projects the price per square metre rising 156% across the five years to 2030. These are the developer’s projections rather than guaranteed figures, and actual returns will depend on room rates and occupancy.
