Hausen HAUS 99 in JVT, Dubai

HAUS 99 is a boutique residential building by Hausen Developments in District 2 of Jumeirah Village Triangle (JVT), Dubai. As the name says, it holds 99 homes: studios, one and two-bedroom apartments, and nine three and four-bedroom duplexes and townhouses. The L-shaped building has a ground floor and five floors above it, over two basement levels, and completion is planned for Q4 2028.

Hausen Developments was established in 2009 and is backed by seven private companies working in Georgia, Romania and Dubai, with its own construction, engineering and logistics experience. Refine, a development management company based in the UAE, runs HAUS 99 for Hausen as a turnkey project, from space planning and construction oversight to marketing, sales and administration after the handover.

The homes

Homes measure from 318 to 3,263 sq ft. The facades are largely glass, with soft curved lines, and the design lets light reach deep into the rooms and opens views across the parks of JVT. Kitchens come with Bosch appliances, and the homes are sold unfurnished.

Some of the one-bedroom apartments have a sunroom, an extra small room that can be a home office, a reading room, a nursery or a guest bedroom, and its use can change as the household does. One two-bedroom layout adds a maid's room.

Of the nine larger homes, seven are townhouses that take the ground and first floors, and two are duplexes, one with three bedrooms and one with four, are on the second floor. All nine have a maid's room. Each faces open parkland on one side and has direct access to the podium gardens and amenities on the other: villa-style living inside a managed building.

Two levels of amenities

The rooftop is the active level, set above the surrounding parks with open views to the horizon. An infinity pool runs into a splash area for children, a running track goes round the edge, and there is a shaded barbecue area and an open-air cinema.

The podium is greener and quieter. It has landscaped gardens, an indoor gym with full-height glass, an outdoor gym, a children's play area, a yoga deck and a sunken fire pit lounge. Residents come in through a double-height lobby, and parking is on the two basement levels.

Getting around

JVT is a low-rise, low-density community with more than thirty parks, tree-lined streets and tennis and padel courts. HAUS 99 is about 2 minutes by car from Al Khail Road and 3 minutes from Sheikh Mohammed Bin Zayed Road. Sunmarke School is about 8 minutes away and Mediclinic Springs 9. Dubai Marina and Palm Jumeirah are about 15 minutes away, Mall of the Emirates 18, and Dubai International Airport 29.

Buying at HAUS 99

The payment plan is 30/70. Buyers pay 30% during construction in six payments of 5%: on booking, then 1, 2, 3, 7 and 11 months after booking. The remaining 70% is due on completion, planned for Q4 2028. The Dubai Land Department fee of 4% is paid at booking. A retail unit in the building is also for sale.
