Address Batumi sits in the heart of the city, trading the beachfront premium for the convenience of a downtown postcode — walking distance to the boulevard, the restaurants and the year-round footfall that keeps central apartments occupied long after the summer season ends. It is the most accessible entry in the Batumi line-up, built for buyers who want a foothold in the city itself rather than a resort strip.

The complex stands on the Alley of Heroes in central Batumi, about 700 metres from the sea, and is billed by the developer as the city’s first multifunctional “all-in-one” complex — a single address combining living, business and leisure in the manner of New York or Dubai. The tower carries full panoramic glazing and vertical greening across the facade, and pairs five floors of offices and commercial space with a recreation deck and pool, so the building works around the clock and through the year rather than only in the holiday season.

Layouts run from efficient studios through one- and two-bedroom apartments of up to roughly 88 square metres, delivered as a white box with renovated finishes available, and with sea-view stock among the upper floors. Ceilings reach 3.1 metres, a compact rooftop-style pool and a large multi-level car park round out the building, the latter offering bays to residents as an add-on.

At full build the scheme runs to 876 premium apartments served by eleven high-speed elevators, a 24-hour reception and concierge, and a central heating and air-conditioning system throughout. The lower levels hold around 5,500 square metres of offices and commercial space — coworking, a conference hall, an office lobby, terraces, a lounge and meeting zones — while residents draw on a five-star leisure floor with an outdoor swimming pool, a fitness complex, a lounge, a children’s playroom, a restaurant and a green terrace. Day-to-day upkeep is handled by the developer’s in-house management company, which takes on full property maintenance so an owner can hold the apartment as a hands-off rental.

Pricing is the gentlest of the group, opening at $68,000, and the structure is built for a longer runway: 20% to secure the home, half the price spread across an extended interest-free instalment period, and the final portion due at completion in late 2029. Quarterly instalments are available across the build. Foreign buyers hold on the same freehold basis as Georgian nationals, and a qualifying real-estate purchase of $150,000 or more (the threshold since March 2026) can support an application for a Georgian residence permit.

Studios open from around $70,000 and the largest renovated two-bedroom homes reach the mid-two-hundred-thousands. A representative plan is 20% on signing, 50% in interest-free instalments, and the remaining 30% on handover in September 2029.

Return on investment: the developer’s own ROI model runs rental income net of a 40% brand-management fee, an annual service charge and a 5% tax, and headlines a return of up to 12% a year. On that basis a 34.7 m² studio bought at $98,201 is modelled to average a 10.30% annual return over the first ten years — a cumulative $101,185, or about 103% of the purchase price — while a 63.6 m² one-bedroom at $164,088 averages 10.83% a year (roughly $177,654, 108% of price) and an 80.3 m² two-bedroom at $224,037 averages 10.70% a year (about $263,737, 118% of price) over the decade. In each case the modelled net yield starts in the 5–6% range in the first full year and climbs past 13% by the mid-2030s as forecast occupancy rises from 47% at opening to about 75% and the average daily room rate increases year on year. These are the developer’s projections rather than guaranteed figures, and actual returns will depend on room rates and occupancy.
