Over het project

Kobuleti Beach Resort sits on the Adjara coast just north of Batumi, in Kobuleti — a long-established Black Sea resort town known for its pine-backed shoreline and an unbroken run of beach that draws Georgian and regional holidaymakers through the warm months. The setting trades the density of central Batumi for a quieter, more open stretch of coast, while staying within easy reach of the city and its airport.

The project is laid out as a resort rather than a single block, opening with mountain-view studios from roughly 35 square metres and stepping up through one- and two-bedroom apartments that reach close to 90 square metres. Homes are handed over as a white box ready to fit out, and parking is folded into the price of each unit rather than sold as a costly add-on — a small but meaningful saving on a holiday-let purchase.

For investors the pull is a low entry point on the coast paired with the longest payment runway in the Next portfolio: a modest deposit to reserve, the balance carried interest-free across an extended instalment period. Georgia places no restriction on foreign freehold ownership, so an overseas buyer holds the home on exactly the same terms as a local one.

Pricing opens at $70,538, with the largest two-bedroom homes reaching $277,420. A representative structure is 10% down on signing and the remaining 90% spread interest-free in instalments through to handover.

The resort carries the Swissôtel name — the long-standing luxury brand within the Accor hospitality group — which is set to operate the hotel component occupying the lower floors of the central tower. That hotel-managed core brings international service standards, a global booking distribution and professional day-to-day operation to a building that is otherwise residential, the same branded-residence formula that has been driving stronger occupancy and resale demand across the wider market. The development is the work of two companies joining forces on the Black Sea coast for the first time: Archi, one of Georgia’s leading developers, and NEXT, the international group behind branded coastal projects in Georgia, the UAE, Spain and beyond, with the masterplan and architecture drawn by the global firm Chapman Taylor.

Architecturally the scheme is conceived as three slender, curved towers — their silhouette inspired by racing sails — rising from a shared podium, with the central tower reaching 38 above-ground floors and the wider complex planned around roughly 150,000 m² of gross construction area within a 130-metre height limit. The two podium levels hold the shared infrastructure: indoor and outdoor swimming pools with a pool bar, a spa and wellness centre, a fitness centre, restaurants serving Georgian and Italian cuisine, a hotel lobby with bar and lounge, retail and a hotel boutique, conference and meeting rooms, a casino and entertainment zone, and dedicated children’s play areas. The unit mix runs from studios through one- and two-bedroom apartments to premium penthouses, and most apartments are oriented for sea views. Kobuleti’s centre is around five minutes away by car, central Batumi and its international airport sit roughly 20 to 30 minutes south, and the Black Sea Arena concert venue at Shekvetili is close by — placing the resort within an established, pine-backed coastal town that was developed as a health retreat for its iodine-rich sea air and forest microclimate.

Georgia's branded-residence specialist — Batumi, Kobuleti and Tbilisi.
Next is a Georgian real-estate developer headquartered in Batumi, focused on branded, hospitality-managed residences along the Black Sea coast of Adjara and in the capital, Tbilisi. The company has built its reputation by attaching internationally recognised hospitality names to its coastal towers — among them Radisson Blu, Wyndham and Swissotel — and by selling homes turnkey on interest-free, construction-linked payment plans. Beyond Georgia, Next has carried the brand into Dubai and Kenya, but its core remains the Batumi Riviera and the Tbilisi centre.

Over Batumi

Georgia's Black Sea resort capital — branded beachfront living on the Adjara coast.

Batumi is the seaside capital of Adjara and Georgia's leading resort city, a fast-growing strip of the Black Sea coast where palm-lined boulevards, a historic Old Town and a wall of new towers meet the beach. The city drew around 2.6 million international visitors in 2025 — Georgia's second-most-visited destination after Tbilisi — and that tourism flow underpins one of the region's most active short-let markets. For foreign buyers the appeal is unusually direct: Georgia grants 100% freehold ownership of apartments to any nationality, with no residency requirement to purchase, title registered in a day or two, and a 5% flat tax on residential rental income. Branded beachfront supply — Radisson, Wyndham and similar hospitality-managed residences along the Gonio first line — is still limited, and a qualifying purchase from USD 150,000 opens a renewable residence permit. Off-plan turnkey homes start well under USD 100,000.
